About this House

I am a licensed Missouri Real Estate Agent. This is a small 2-bedroom, 1 bath, 1972 Mobile home. One bedroom is 11 x 10 with 2 closets, and the smaller bedroom is 9 x 6m. It is in a country setting with a couple other homes. Rent includes water, sewer, trash, lawn mowing, furnace filters, bug spraying. Water is from a deep well. There is a limited area to park cars so not a good place if you want to have a lot of company or own a lot of cars. There are also a few feral cats running around outside, which is not good if you don't like cats or if you are allergic to them. Dogs and cats are welcome with a 2 pet Max and a $300 upfront nonrefundable fee per pet. Showing / tour set up with an appointment Monday - Friday Noon to 4 pm. Everyone that will be living in the home must be present at showing. If another time or day is needed, I will try to make it work. Just let me know by writing a message to me what day and time, and I will do my best to make it work. Please bring a completed application and most recent 4 weeks of pay stubs or other proof of income to the showing / tour to be considered for preapproval. Maximum occupancy is 3 people.

Yearly lease that includes water, sewer, trash, lawn mowing, furnace filters, bug spraying. Landlord will come about every 4 months with a filter replacement and check items around the home. 2 pet maximum with an upfront nonrefundable fee of $300 per pet. Parking in the gravel area only. Security deposit is $1250 plus first month's rent $850, so $2100 needed to be approved and move in without pets. Add $300 per pet fee, max 2 pets. Once you are prequalified and we both want to proceed with application there is a $40 fee per 18-year-old applicant for credit and background check. NO up-front cost to put in an application. Showing / tour set up with an appointment between Noon and 4 pm, Monday thru Friday. Everyone that will be living in the home must be present at showing. If some other day or time is needed, I will try to make it work. NO cost to put in an application and bring proof of income for preapproval. Sorry but NECAC is not accepted. I am a licensed Missouri Real Estate agent.

The only negative I can produce is the amount of drug use that this town continuously faces and unfortunately it is starting to affect our crime rate and our children."
