-Lease & Rent

-Payment & Fees

Rent due by ___ day of each month (5:00 PM).
Late fee applies if paid after the due date.

Only approved adults/children may live on premises.
No unapproved guests over 15 days.
No felons or drug offenders allowed.

-Pets

Only allowed with written approval.
Additional pet deposit required per pet.
Unapproved pets will be removed as strays.

-Maintenance & Responsibilities

Keep property clean and sanitary; trash removed promptly.
Maintain lawn (cut grass 6 inches, trim shrubs, remove weeds). Unless included
Maintain HVAC filters every 2 months.
Pest control, minor repairs (first $200 per occurrence), plumbing issues, glass/screens, and appliance maintenance are tenant responsibility.
No smoking inside home, porch, or garage.
No structural modifications, satellite dishes, or waterbeds without written permission.

-Improvements

Any landscaping, fixtures, or interior changes require written approval.
Cannot remove improvements made during tenancy without permission.

-Access

Landlord may enter for inspections, repairs, pest control, emergencies, or to show property.
Attempts will be made to contact tenant, but notice is not always required.

-Move-Out Requirements

Return property in "moving-in clean" condition:
Professional carpet cleaning
Flea/tick treatment if pets were present
All garbage removed
Appliances, windows, and floors clean
All keys and garage openers returned
Grass cut and weeds removed
Failure to meet standards will result in deductions from deposit.

-Liability & Insurance

Tenant may carry renter's insurance.
Landlord not liable for tenant's personal property, injuries, or damages.
Tenant indemnifies landlord from any claims or damages caused by tenant or guests.

-Legal & Other

Early termination requires landlord's approval and one month's rent fee.
Waiver of jury trial; disputes handled in Santa Rosa County, FL.
Military activation may allow lease termination under the Service Members' Civil Relief Act.
Tenant must provide written notice via certified mail for official communications.

It's truly a drug infested violent area. No place to raise a family...on the north side that is. South Crestview isn't too bad, with the city expanding and new homes being built next to nicer newer homes and apartment complexes. Be wise. "
