About this House

Historic and Modern Nyack meet in the ultimate "work from home", multi-use river view building. The owners created a fabulous expanded second-floor residence, taking advantage of the views. Until recently, 49 Burd was home to the iconic Squash Blossom store, a local legend for 50 years, offering authentic Native American jewelry and crafts. It is included in the village’s Downtown Multi-use zone, offering many residential and commercial possibilities for a new owner. The building has been used by family members for many years, estimated rent roll for investor would be approximately six thousand dollars per month if rented as 2 BR apartment, store space, and 2 offices. The mid-1800s footprint housed a saddlery, where saddles, reins, etc. were repaired for locals and travelers who stayed at the St George Hotel across the way. The front-facing portion (including the entry hall, a charming first-floor room, the stairway, and the upstairs living room) still has the original beautiful 1800s wide-board pine floors from that period, as well as a neoclassical fireplace surround and window moldings. The antique flooring has been matched in the expanded spaces, providing a seamless transition. The expanded 2nd floor light-filled apartment offers dramatic high ceilings, Hudson River views, two bedrooms with cathedral ceilings, a chic renovated bath, large laundry area, and lots of closet/storage space. Salvaged beams from the original attic space add drama to the open concept living area. The first floor includes the spacious hardwood-floored store space (16x36 ft) with a large display window and a separate entry. Two more light-filled rooms that can be offices (or possible additional living spaces) and a full bath with clawfoot tub/shower complete this floor. The large 2nd floor deck is a great place to gaze at the river and a prime location to watch Fireworks on the Fourth in nearby Memorial Park. A sweet, private urban backyard is accessed from the deck and from the first floor, and owner/occupants or tenants will be one block from the marina area (bring your boat!) and Memorial Park, or one block from Nyack’s fantastic shops, clubs and restaurants.
49 Burd Street, Nyack, NY 10960 is a 3 bedroom, 2 bathroom, 3,186 sqft single-family home built in 1850. It last sold for $830,000 on Jan 28, 2025 (6% below the $880,000 asking price). "Great village life with communities and neighborhoods throughout. Tons, tons, tons of places to walk to: restaurants, yoga, shops, therapy if you need it! Beautiful river views with well kept parks (the main park on the river includes a skate park and water section during the summer time). Pizza till 2am on the weekends, pretty sure this is the only town in all of rockland that can say that. There is a small art scene that is nice to tap into. Vegetarian and vegan restaurants in the area. "
  • Lauren M.

"It’s a walking town! But still feels like city living on a smaller scale, and it is very artsy, creative and friendly. There’s always something fun going on. A parade, a streetfair. A movie or tv show filming. Restaurant week... dancing at one of the restaurants. People sitting outside drinking coffee. People watching. I love it..."
