Only the individuals listed on the lease may occupy the home, and subletting is prohibited without prior written consent. Smoking is prohibited, and the landlord reserves the right to enter the property with 24-hour notice for inspections or repairs, as allowed under California Civil Code 1954. Tenants must provide 30 days' notice to terminate the lease if they have lived in the unit for less than one year, or 60 days' notice if they have resided there for one year or more.
