After the initial term, the agreement will convert to a month-to-month tenancy unless renewed. The monthly rent is $3,500, due on the 1st of each month, with a late fee of $200 if not paid within 7 days. A refundable security deposit of $4,000 is required at move-in, in compliance with California law, which limits deposits for unfurnished homes to two times the monthly rent. If pets are permitted, an additional pet deposit of $40 applies. Gardening and outside will be maintained by owner and is allowed to enter with prior notice.

Applicants must undergo a credit and background check. Proof of income is required, typically at 2.5 to 3 times the monthly rent, and applicants must have no prior evictions. Renters insurance is mandatory and must include at least $100,000 in liability coverage, with the landlord listed as an interested party. Tenants are responsible for all utilities, and the landlord will provide landscaping services. Only the individuals listed on the lease may occupy the home, and subletting is prohibited without prior written consent. Smoking is prohibited, and the landlord reserves the right to enter the property with 24-hour notice for inspections or repairs, as allowed under California Civil Code 1954. Tenants must provide 30 days' notice to terminate the lease if they have lived in the unit for less than one year, or 60 days' notice if they have resided there for one year or more.
