No Smoking, No Vaping, No Illegal Activities, No illegal controlled substances, No Subletting, Tenants must comply with local noise ordinances, No open-flame heating devices or fire pits without written approval, No Unauthorized Alterations to structure and/or property, No storage of hazardous or flammable materials beyond normal household products.
All applicants may be subject to credit, background, employment, criminal, and eviction history screening at the applicant's expense (approximately $40)
A credit score of 700 or higher is required, or applicant must otherwise demonstrate comparable creditworthiness.
Verifiable proof of net monthly income equal to at least three times the monthly rent is required. Employer verification may be conducted.
The property shall only be occupied by the person(s) listed & named on this rental application. Any violation constitutes a material breach of the lease and may result in termination pursuant to Utah law.
The property is located in a quiet, established neighborhood. Tenants agree to observe quiet hours between 10:00 PM and 7:00 AM.
Tenant is responsible for lawn mowing, weeding, yard maintenance/snow removal in accordance with neighborhood and city standards
Tenant must provide proof of, and maintain a renters insurance policy throughout the entire applicant's occupancy of the property, with at least $100,000 $300,000 in liability coverage, naming Lessor as an "Additional Interested Party" On that policy.
Attach copies of IDs/paystubs to e-mailed and completed application (e.g., Submit scanned copies of driver's licenses and proof of income with application)
Parking Rules: Number of vehicles allowed: 2. No commercial vehicles allowed. No inoperable vehicles allowed. No RV/trailer storage unless approved
Lease Term: 12 months. Early termination requires 60 days' written notice and payment of an early termination fee equal to two months' rent. Upon payment of this fee and compliance with lease terms, tenant will be released from further rental obligations.
