    About this House

Listed for sale is a 50-acre split off a larger 150-acre parcel. This property is part of a farm owned by the same family for a long time. As much as the owners may hate to sell it, the demand for mixed-use land in this area has created a favorable time to sell. The positive economic impact of development, land investments, and energy considerations have created an equally favorable opportunity to buy. Located in the heart of some new residential, commercial, and solar developments, this property offers many opportunities for the new owner. The nearby Bass Lake has also transitioned to a trendy, sought-after destination for fishing, water sports, recreation, and even buyers of some really nice lakefront homes, which increases the potential uses for land in this area. The property consists of approximately 37 acres of income-producing farm ground, being cash rented. The soil types consist of Watseka loamy sand, Maumee sand, Morocco loamy sand, and Houghton muck. The soil holds moisture well and consistently produces above-average yields for the area. The balance of the land is mainly tree-lined on the two sides, which have over 3600 feet of combined road frontage. Several smaller forested pockets and areas of more natural elements, vegetation, and thickets create a unique and interesting property layout that retains natural beauty, privacy, and seclusion. With much energy development in this area and little or no hunting pressure, locals say that the number and quality of deer and wild turkey around this farm have exploded in the last few years. As a result, with the planted crops, forested areas, and another great habitat, this property will undoubtedly prove to be an excellent hunting property. Other recreational opportunities are also available nearby, and the southwest corner of the property also touches the 11-mile Erie Trail, a recreational Bike and Walking trail, and provides convenient access to the trail. There are plans to expand the trail by an additional 5-plus miles soon. As you can see, with this property's location, ample road access, and many other features and benefits, future use such as farmland, hunting, residential/commercial building, or land use generating a much higher income stream are all possibilities. There are also options to purchase a 32-acre and 18-acre parcel with the potential to acquire additional land in the future. Call today to find out what opportunities may exist for you before it's gone!

"it's ok if you looked quiet and space. no one bothers you but the town loves it's gossip. very good schools love the schools"

"I have visited this area several times and am considering moving here. It is quiet and people are friendly. There are several choices for dining and some shopping options "
    • mh
"You need a car to commute. It’s mostly a summer time community. Not many jobs in the immediate area. Mostly residential. "
    • aprilturner85
"This area is a nice place to live. Sure, we have theives and deliquent youth and adults, we have alcoholics and it's easier to hide a meth lab out here but we don't have daily/nightly murders, rapes, nor gang activity. We typically don't have a "bad" part of town. Our community can be jolted by a single death. Murder? MAYBE once a year in the whole county (includes several small towns). Knox has it's pro's and con's no different than any other small city, You CAN get a bad reputation and everyone will know it, just well as a good reputation. It's easy to become well known. There are about 4,500 people (in city limits) As you leave city limits, homes have large lots or many many acres. Farm animals produce odors and commit acts of reproduction without regard to human occupancy so expect no less. Shopping is limited. There's only 2 grocery stores (and one only carries off brands) There's several restaurants, a Family Dollar, Alco, and a Dollar General. If you want Walmart/Kmart its a 15-30min drive. Mall and city shopping are one to one and a half hour's drive +/- away to the north (South Bend/Mishawaka) to the west (Valparaiso/Merrillville) to the east (Warsaw then Fort Wayne) and to the south (Logansport). Chicago and Indianapolis are about 2 hours away. If you are from a large city PLEASE come visit for an extended stay before moving out here. It IS different. We are not intellectually slower than city folk...our lives are just a bit less complicated and laid back."
