Please note there is a separately rented ADU next door. The ADU has its own driveway and is completely separate from the main house. There is currently a long term tenant living there. The home is in a quiet riverfront SW Springfield neighborhood just past the end of the publicly accessible trail. Lease Term: One Year

Pet Policy: Up to 2 pets (2 dogs or 1 cat, please) may be allowed, but must be approved by Owner/Agent on a case-by-case basis. There is an additional pet deposit of $750 and pet rent of $25/month for each approved pet.

Utilities: Tenants are responsible for power and internet/cable if desired. Owner/Agent responsible for water/sewer and refuse service.

Laundry: Home includes washer and dryer hookups.

Landscaping: Tenant is responsible for landscaping and exterior care.

Smoking: This is a non-smoking/non-vaping home and these activities are not allowed on the property.

We rent on a first-come, first-serve basis to the first approved applicant/applicant group to complete their application process. Applications include credit/background/eviction history screening. The nonrefundable screening fee is $40 per adult applicant.

Applicants are expected to take financial responsibility for the home within 5 days of being approved to rent. We may consider brief, reasonable requests to begin the rental agreement later.

Lots of grass along the way for your dog to relieve himself. Most people are decent enough to clean it up. The path ends up over near a river and a new path that runs another direction along nature area with wildlife for your dog to bark at. "
