Utilities and Services

Renter's Insurance

The renter must maintain active renter's insurance throughout the lease term. The policy must include:

Liability coverage (commonly $100,000 or more)
Proof of insurance must be provided before move in and upon renewal.

Lawn Care and Exterior Maintenance
To maintain neighborhood standards and comply with city regulations, the renter is responsible for:
Regular lawn mowing during the growing season
Raking leaves during fall
Snow and ice removal from sidewalks, driveways, and walkways within the time required by city ordinance
Failure to maintain the exterior may result in fines from the city, which will be charged to the renter.
Maintenance and Repairs
The renter must promptly report any maintenance issues.
The renter is responsible for minor upkeep such as replacing light bulbs, keeping drains clear, and maintaining cleanliness.
Damage caused by negligence, misuse, or failure to report issues will be charged to the renter.
The owner may enter the property with reasonable notice for inspections, repairs, or emergencies.

The following are strictly prohibited:
Smoking inside the property
Illegal activities of any kind
Tampering with smoke detectors, carbon monoxide detectors, or safety equipment
Keeping unauthorized pets (unless explicitly approved in writing)
Subletting or listing the property on platforms such as Airbnb without written consent
Guests and Occupancy
Only the individuals listed on the lease may reside in the property.
Guests staying more than 7 consecutive days or 14 days in a month require written approval.
The renter is responsible for the behavior and damages caused by guests.
Owner Access
The owner may enter the property for inspections, repairs, or emergencies. Except in emergencies, reasonable notice will be provided.
