Renter's Insurance: The Tenant is required to obtain and maintain renter's insurance for the entire duration of the lease. Proof of active renter's insurance coverage must be provided to the Landlord before the lease is signed and before possession of the rental property is provided. The policy should provide coverage for the Tenant's personal belongings and personal liability. The Tenant may select the insurance company and agent of their choice. The Tenant must maintain continuous coverage throughout the tenancy and provide updated proof of coverage upon reasonable request by the Landlord.

Utilities and Lawn Maintenance: The Tenant is responsible for lawn maintenance, water, heating, and electricity associated with the rental property.

Late Payments: Rent remains due on the 1st of each month. A five (5) calendar-day grace period applies to the assessment of late fees. If rent remains unpaid for five calendar days or more, a late fee may be assessed in accordance with North Carolina law, not to exceed $15.00 or 5% of the monthly rent, whichever is greater. Continued nonpayment may result in notices, termination of tenancy, and/or legal proceedings as permitted by law.

Pets: Pets are not permitted on the premises without the Landlord's prior written approval, except for animals protected by applicable law.

Smoking, Drugs, and Fire Hazards: Smoking and the possession, manufacture, distribution, or use of illegal drugs are strictly prohibited on the premises. Improper storage or use of flammable or hazardous substances is prohibited. Kerosene heaters and portable electric space heaters are not permitted.

Occupancy: Only individuals named and approved on the lease may reside in the rental unit. No additional person may establish residency at the property without the Landlord's prior written approval, subject to applicable law.

Renter's Insurance: The Tenant is required to maintain renter's insurance throughout the entire lease term and provide proof of active coverage before taking possession of the property. The Tenant may select the insurance provider of their choice.

Maintenance and Repair Requests: The Tenant must promptly report maintenance problems, property damage, unsafe conditions, or needed repairs to the Landlord. Except in an emergency, maintenance requests should be submitted in writing by text message, email, or another method designated by the Landlord.

When reasonably requested by the Landlord, the Tenant must provide clear photographs and/or video of the reported issue. This documentation assists the Landlord in evaluating the problem, determining its urgency, and identifying the appropriate contractor, technician, or service provider. Failure to provide requested photographs, video, or information may delay the diagnosis or scheduling of a non-emergency repair. The Tenant is not required to place themselves in an unsafe situation to obtain photographs or video.

The Landlord will make reasonable efforts to acknowledge non-emergency maintenance requests within one (1) business day. An acknowledgment means that the request has been received and does not guarantee that the repair will be diagnosed, scheduled, or completed the same day.

Repairs will be addressed within a reasonable period based upon the nature and severity of the condition. Completion time may depend upon contractor or technician availability, obtaining estimates, availability or delivery of replacement parts or materials, weather conditions, utility-company involvement, or other circumstances outside the Landlord's reasonable control. A same-day response from the Landlord does not create an obligation for a non-emergency repair to be completed the same day.

Emergency Maintenance: Conditions involving an immediate threat to health, safety, or significant property damage including a major active water leak, fire, suspected gas leak, dangerous electrical condition, or similar emergency must be reported immediately. When appropriate, the Tenant should first contact 911, the fire department, utility provider, or other appropriate emergency service.

Access for Maintenance and Repairs: The Tenant must reasonably cooperate with inspections, repair appointments, contractors, technicians, and other authorized service providers and provide reasonable access to the property. A delay caused by the Tenant's failure to provide access, requested information, photographs/video, or reasonable cooperation shall not be considered a delay by the Landlord.

Landlord Right of Entry and Inspection: The Landlord, property manager, contractor, or other authorized representative may enter the rental property for reasonable purposes, including property inspections, maintenance, repairs, pest control, safety checks, verifying compliance with the lease, or showing the property to prospective tenants or purchasers.

Except in an emergency or other situation requiring immediate access, the Landlord will provide the Tenant with reasonable advance notice, generally at least 24 hours when reasonably practicable, before entering the property. The Tenant shall not unreasonably refuse, obstruct, or interfere with lawful access after notice has been provided.

Emergency Entry: The Landlord may enter the property without prior notice when there is a reasonable belief that an emergency or urgent condition exists, including fire, suspected gas leak, major water leak, flooding, dangerous electrical conditions, conditions that may cause significant property damage, or other circumstances requiring immediate action to protect persons or property. The Tenant's absence from the property does not prevent lawful emergency entry.

Personal Property and Liability: The Landlord is not responsible for the loss, theft, or damage of personal property belonging to the Tenant, household members, or guests, except to the extent liability is imposed upon the Landlord by applicable law. The Tenant is responsible for protecting personal belongings through renter's insurance. Nothing in these Lease Terms waives or limits any duty or responsibility imposed upon the Landlord by law.

Tenant Care of Property: The Tenant must maintain the portions of the premises under the Tenant's control in a clean and safe condition and promptly notify the Landlord of known hazards, damage, unsafe conditions, or needed repairs.

Lease Violations: Failure to pay rent, unauthorized occupants, unauthorized pets, prohibited smoking or drug activity, intentional or negligent property damage, abandonment of the premises, unreasonable refusal to provide lawful access, or other material violations of the lease may constitute a breach of the rental agreement. A material breach may result in notices, termination of tenancy, and/or legal proceedings as permitted by North Carolina law.

Early Termination or Breaking the Lease: If the Tenant breaks the lease, abandons the property, or moves out before the end of the agreed lease term without a legally protected basis for early termination, the Tenant may remain responsible, to the extent permitted by law, for unpaid rent, lawful damages resulting from failure to complete the rental term, damage beyond normal wear and tear, reasonable costs associated with re-renting the property, and court costs, attorneys' fees, or other charges only to the extent permitted by law.

The security deposit may be applied toward lawful charges and damages in accordance with North Carolina law and is not automatically forfeited solely because the Tenant ends the lease early.

Rules and Regulations: The Tenant must comply with all rules and regulations provided with the lease. Reasonable rules concerning safety, maintenance, and proper use of the property may be updated upon written notice when permitted by law. Any material modification of the lease itself must be made in writing and agreed to by the parties as required by law.
