Description

Address is 425 1/2. Extremely tiny, 400 square feet back house for rent, (not front house...total of two houses on the lot, which are totally separated from each other). Do not bother tenants in front house or walk up their driveway. Entrance to back house is only by alley just north of Walnut Ave. The tiny home is completely gated/fenced and private. Room for 1 car parking inside gate, off alley. No garage. Additional cars would need to be parked on the street. There is a storage shed that can be locked. Owner provides washing machine, gas dryer, gas stove, ceiling fans, wall ac's and a wall heater. If you don't have your own refrigerator, one can be provided at no cost. Last tenant was able to put a queen sized bed in the bedroom and also a dresser. One small closet in bedroom. Non aggressive pet ok, as per Allstate Insurance guidelines only. No excessively barking dogs. Fresh paint. Don't call for an appointment to see the inside until you've driven by first. There is no parking in the alley. Park on California Ave. just north of Walnut Ave. and walk down alley to look through fence. Look for red/rust color wooden fencing on south side of alley with 425 1/2 posted on the outside. Contact me between the hours of 9am-6:30 pm to set up an appointment to view the inside. Calls/texts will not be answered before or after this time frame, but you can email at any time.

Tenants pay all utilities including trash, gas, electric, gardening and their portion of the water bill. Tenant pays their own installation/maintenance/repairs and monthly service costs associated with cable, internet, satellite, TV, or phone services. No smoking allowed, including cannibals. Can consume edibles instead. Tenants must obtain renter's insurance prior to moving in. No previous evictions accepted. Must provide 6 months proof of payment to previous rental owner by providing cancelled checks, or bank account statements showing payment coming out each month. No exceptions. A note or recommendation from a rental owner, parents, etc. is not considered proof. Need also the last 6 months proof of employment in the form of pay stubs. Non-refundable pet deposit $200. Application fee $20. Flexible lease/Month to month tenancy terms available.
