Fully furnished, 4 bedrooms, 3 bath (2 half baths and one full) New Englander. The kitchen was recently renovated with granite counter tops and porcelain farmer's sink. There is a formal dining room, open concept living room and adjacent play room/ den, located on a split level off the the kitchen and main bedroom level. On the first floor a bright, sunny office overlooks a large fenced in back yard with a swing set and play structure for children. Behind that, another of acre of land with mature fruit trees, berry bushes and fenced in raised bed gardens. The house is walking distance to downtown Exeter, PEA, and Route 101. The lease is short term only, as are currently living abroad and are looking for the right renters who only need a fixed term lease. This is our family home and we hope to find for tenants who will treat our house as their own. There are solar panels on the roof so the electric bill is minimal. The house is heated by an oil forced hot water system with a mixture of baseboards and radiant heat, and the option of using a wood stove for extra coziness in the upper levels of the house. We have a 2 car garage and large driveway.

1. We are looking for a lease through July 31st 2026 and we require a financial commitment through that period, but also require the termination of the lease on that date, as the owners will need to move back into the house.

2. We are open to a discussion on pets, although we do not allow cats (indoor or outdoor). We require pets to be well behaved and potty trained. We also require responsible management of pet waste and the signing of a pet addendum to the lease.

3. Smoking is not allowed.

4. There is an option for a wood stove, but owner would need to determine if renter is a good fit for this option as there is an additional insurance responsibility to the owners.

5. The renter is responsible for mowing of the front lawn and enclosed back yard, as well as any snow removal.

6. The house sits on 1.2 acres and has a substantial amount of gardens, fruit trees, and berry bushes. The owner is open to a discussing the renter using this area and harvesting some of the fruit. The owner reserves the right to access the property outside of the rear fenced in yard for some harvesting of fruit, maintenance of the trees and bushes as well as mowing this area. The owner assumes responsibility for mowing of this agricultural area.

7. Renter is responsible for all utilities, but house is equipped with solar panels which drastically reduce electricity costs (our family of 4 pays approximately $200/year). Utilities that renter is responsible for are electricity, oil heat, propane for cooking ($200/year), town water and sewer ($700+ year depending on usage), and any desired communications/media services.

    "it is loved by many- does not have too much diversity, so many of the rich town's in the jr. high and high school that go to this school consist of teens who are biased , judgemental and make fun of anyone who is not preppy rich or super athletic . otherwise it is an okay town, close to the beach , (which is absolutely freezing in the water, however absolutely beautiful). you're within driving distance to fields/farms, 30 min from mountains, and close to historic cities. very great rec and school sports/pride. I'm moving south because I just can't do the winters here anymore, it's only warm for a few months and we spend too much time cooped up inside. but my last straw was the cost if living , it has gone through the roof for everything, mostly rentals . compared to the rate of pay and being a small business owner on a street 2 minutes from the Atlantic Ocean, business just wasn't working out. there is definitely a lot of people who adore the seacoast, but mostly those are people who were born here (I was too, but there aren't many opportunities for my generation )"
