Lease Term

Initial lease term of twelve (12) months or more.
Any renewal or extension must be agreed to in writing by both the Landlord and Tenant.
Month-to-month tenancy is permitted only upon written agreement.

Rent

Rent is due on the first (1st) day of each month.
Rent shall be paid electronically unless otherwise agreed in writing.
Returned or dishonored payments may be subject to the maximum fee permitted by law.

Security Deposit

The security deposit shall be collected and held in accordance with New Jersey law.
The deposit may be applied toward unpaid rent, damages beyond normal wear and tear, unpaid fees, or other lawful charges.
Tenant Qualification
Applicants should have a minimum household gross income of three (3) times the monthly rent.
Applicants should have a minimum credit score of 680, with 700 or higher preferred.
Maximum preferred debt-to-income ratio is 40% or lower, although the Landlord may consider higher ratios based on overall financial strength.
Background, credit, employment, income, rental history, and eviction screening may be required.

Occupancy

Only individuals listed on the Lease may reside at the Premises.
Guests staying longer than fourteen (14) consecutive days or more than twenty-one (21) days during any twelve-month period require the Landlord's prior written approval.

Utilities

The Tenant shall be solely responsible for establishing and maintaining the following utility services in the Tenant's name throughout the Lease:

Electric
Natural Gas
Water and Sewer
Internet and/or Cable (if desired by the Tenant)

The Tenant shall provide written proof that the electric, natural gas, and water/sewer accounts have been transferred into the Tenant's name before possession of the Premises is granted. Acceptable proof includes a utility confirmation email, account activation notice, utility bill, or similar documentation from the utility provider.

The Tenant shall maintain uninterrupted utility service throughout the tenancy and shall be responsible for all connection, transfer, reconnection, and termination fees.

Maintenance

The Tenant agrees to:

Keep the property clean and sanitary.
Promptly report all maintenance issues.
Notify the Landlord within twenty-four (24) hours of discovering any plumbing leak, roof leak, water intrusion, HVAC malfunction, or other condition that could cause property damage.
Replace HVAC filters as directed by the Landlord.
Replace routine consumables such as light bulbs and smoke detector batteries where permitted.
Use plumbing fixtures properly and never flush wipes, paper towels, feminine hygiene products, grease, or other unsuitable materials.

The Landlord remains responsible for structural repairs and major building systems except where damage is caused by the Tenant, occupants, or guests.

Lawn Care & Snow Removal

Unless otherwise agreed in writing, the Tenant shall be responsible for routine lawn mowing, edging, leaf removal, and snow and ice removal.

Alterations

No painting, remodeling, installation of fixtures, satellite dishes, antennas, EV chargers, or other alterations may be made without the Landlord's prior written consent.

Smoking

Smoking and vaping of any substance are strictly prohibited inside the home, garage, and any enclosed structure on the property.

Pets

A maximum of two (2) pets is permitted only with the Landlord's prior written approval.
The Tenant shall be responsible for all pet-related damage.
Pets must comply with all applicable laws and local ordinances.
Aggressive animals or animals creating repeated disturbances may be required to be removed.

Short-Term Rentals Prohibited

The Premises shall be used solely as the Tenant's private residence.

The Tenant shall not advertise, list, sublease, license, or otherwise make the Premises available for short-term occupancy through Airbnb, VRBO, Booking inc, Furnished Finder, HomeAway, or any similar platform or service.

No occupancy of fewer than thirty (30) consecutive days shall be permitted without the Landlord's prior written consent.

Renters Insurance

The Tenant shall obtain and maintain renters insurance throughout the entire Lease term. The policy shall include:

Minimum personal liability coverage of $300,000 per occurrence.
Personal property coverage in an amount selected by the Tenant.
Additional living expense (loss of use) coverage, if available.

The Tenant shall provide proof of insurance before taking possession of the Premises and upon each policy renewal or at the Landlord's reasonable request.

The Tenant is encouraged to list the Landlord as an Interested Party (also referred to as an Additional Interested Party or Additional Interest) on the renters insurance policy for notice purposes only. This designation does not provide insurance coverage to the Landlord but allows the Landlord to receive notice if the policy is canceled or allowed to lapse.

Failure to maintain the required renters insurance or provide proof of coverage shall constitute a material breach of this Lease.

The Tenant acknowledges that the Landlord's insurance does not cover the Tenant's personal property or personal liability.

Parking

Parking is permitted only in designated driveway or street areas. All vehicles must be properly registered, insured, and operational.

Prohibited Uses

The following are prohibited without the Landlord's written consent:

Commercial business operations.
Hazardous materials.
Fireworks or explosives.
Waterbeds.
Fish tanks exceeding twenty (20) gallons.
Trampolines or similar recreational structures.
Illegal Activity

Any illegal activity occurring on or involving the Premises shall constitute a material breach of the Lease.

Noise and Nuisance

The Tenant shall not create excessive noise or otherwise interfere with neighboring properties or the peaceful enjoyment of others.

Inspections

The Landlord may enter the Premises with reasonable notice, except in emergencies, as permitted by New Jersey law for inspections, maintenance, repairs, or to show the property to prospective tenants, purchasers, or contractors.

Move-In Condition

A move-in inspection shall be completed with photographs documenting the condition of the Premises. The inspection report shall be acknowledged by both parties.

Move-Out Requirements

Before vacating, the Tenant shall:

Remove all personal property.
Return all keys, garage remotes, and access devices.
Leave the property in broom-clean condition.
Remove all trash.
Repair or reimburse the Landlord for damage beyond normal wear and tear.
Default

Failure to pay rent, failure to maintain required utilities, repeated lease violations, unauthorized occupants, unauthorized pets, or violations of the short-term rental prohibition shall constitute material breaches of the Lease and may result in legal action and other remedies available under the Lease and applicable law.

Severability

If any provision of this Lease is determined to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
