This is an old House with high ceilings, bulit in 1902. Graduate Students are strongly preferred. 3 bedrooms for 3 unrelated tenants. It has one off-street parking. Quiet yet convenient location to walk around for errands. real hardwood floors. This apartment has an exclusive access to a secluded third floor Den, which enabled so many theses, dissertations and successful defenses.
New cooking stove, new furnace, new hot water boiler. Laundry (washer and dryer) on site in basement for usage by tenants of the house only. It is a rather rare unit in downtown, the same block with Gimme Coffee! Landlord lives in Florida but accessible via e-mail, internet. Apt-2 tenants can use huge attic space as extra storage space in addition to a hidden Den.
Landlord pays water, sewage, and snow removal. Tenants pay all other utilities.
No parking fee for one vehicle on our off-street parking. You can park on Geneva street in front of the house in accordance with the City's rules. No smoking. Pets are not allowed, but may be negotiable for some fees (for odor and floor cleanup).
12 months lease only, starting from August, ending July 31 of the next year, while I will be flexible to accept shorter lease as we entered the August. Summer subletting may be allowed with prior approval, while the tenants remain responsible for making rental payments.
At the time of signing, you need to deposit (1) deposit equivalent of one month rent (2) first month rent (for August), so a total of two months' rents will be required to start a lease.
