Set-Up & Proof. Within 3 days of the Lease Start Date, Tenant must place utilities in Tenant's name (where available) and provide proof of active service upon Landlord's request.
Service Interruptions. Any utility shutoff, interruption, or late fees due to Tenant's failure to pay or maintain service is a material breach of the lease. Tenant is responsible for any costs, fees, and damages resulting from such interruption (including freeze damage).
If a Utility Cannot Be Transferred.
If a utility account must remain in Landlord's name (because the provider will not transfer it), Tenant will reimburse Landlord for the full billed amount within 7 days of invoice.
2) Routine Maintenance (Tenant Responsible)
Tenant Maintenance Duties. Tenant will, at Tenant's expense, perform routine upkeep and maintenance to keep the Premises clean, safe, and in good condition, including:
Regular housekeeping and sanitation; removal of trash and debris
Replacing light bulbs, batteries (where applicable), and other consumables
HVAC air filter replacement every 60 days (or as manufacturer recommends)
Proper use of plumbing; preventing clogs (no grease, wipes, hygiene products, etc.)
Taking reasonable steps to prevent mold/mildew (ventilation, reporting leaks promptly)
Promptly reporting any condition that could cause damage if not addressed
Yard / Exterior
(Tenant Responsible): Tenant is responsible for lawn/landscaping care (mowing, edging, weeding), and watering consistent with local restrictions, plus snow/ice removal (if applicable).
Pest Control
Landlord provides routine pest control; Tenant must maintain cleanliness and promptly report infestations.
3) Repairs (Landlord Covers, With Clear Rules)
Landlord Repairs. Landlord will pay for and arrange repairs needed due to normal wear and tear or equipment/system failure not caused by Tenant, including structural components and major systems (e.g., plumbing lines, electrical, HVAC, roof) subject to the terms below and applicable law.
Tenant Must Report Promptly. Tenant must notify Landlord immediately of leaks, water intrusion, electrical issues, HVAC failures, safety hazards, or any condition that may cause damage. Failure to promptly report may make Tenant responsible for resulting damage.
No Unauthorized Repairs. Tenant may not hire contractors or authorize repairs without Landlord's prior written consent, except as allowed under the Emergency Repairs section below.
Repair Request Process. Tenant agrees to submit repair requests to: [preferred method: portal/text/email] and provide reasonable access for inspection and repair.
4) Tenant-Caused Damage (Tenant Pays)
Tenant Responsibility for Damage. Tenant is responsible for the cost of repairs and service calls arising from: misuse, neglect, accidents, or intentional acts by Tenant, occupants, or guests, including but not limited to:
Broken fixtures/windows/doors from impact or misuse
Clogged drains/toilets due to improper items
Appliance damage from improper use
Damage from failure to maintain utilities (e.g., shutoffs, freeze damage)
Pet-related damage (if pets allowed)
If Landlord pays a vendor for a Tenant-responsible repair, Tenant must reimburse Landlord within7days of receiving the invoice. Unpaid amounts may be treated as additional rent where permitted by law.
5) Emergency Repairs (Limited Tenant Authority)
Emergency Definition. "Emergency" means a condition that poses imminent risk to persons or property (e.g., active water leak, no heat in freezing conditions, gas smell, electrical hazard).

Tenant will provide access for repairs and maintenance with reasonable notice (except emergencies). Tenant agrees that failure to provide access may delay repairs and may be a lease violation.
