This home is located half a mile from Buena Vista Lions Park as well as the new STAT Emergency Hospital. Other nearby amenities include Walmart, Plaza Del Sol Mall, Family Dollar, Chick-fil-A, and Starbucks.

Renter Responsibilities

Renter will be responsible for yard maintenance and paying utilities. No smoking inside the house. Pets are allowed but are subject to verification on home insurance breed list, Id collar and vaccine card. Along with a pet deposit of $200 and an additional monthly pet fee of $50, per pet.

Rental History

12 months valid, verifiable rental history Valid meaning a written lease or month to month agreement. If rental history is less than 12 months then an increased deposit -OR- cosigner may be requested, recommendation will be dependent on credit history, level of income and length of employment.

Income History

The combined monthly income of the Applicant(s) must equal 3 X's the amount of the monthly rent. Verification of income is required in writing and must be able to be confirmed. Self-employment income may be verified with a copy of the applicant's most recent tax return and concurrent bank statements for the three months preceding the current month. Employment and proof of income will be verified for each applicant.

Credit History

TransUnion's ResidentScore is used to evaluate the applicant's credit history and ability to pay rent when due. A guarantor or additional security deposit may be needed where the applicant's credit history falls in the 'medium risk' range. An applicant may be declined if their credit history indicates high risk.

Criminal History

A criminal background check is needed of all applicants. If criminal history is found, an individualized assessment of the applicant's criminal history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that have occurred since any conviction or recent criminal activity.

False, inaccurate, or incomplete applications. Verified eviction showing on credit report. Rental collection verified on credit report. Balance owed on former lease. Extreme negative and adverse rental history, e.g documented complaints and/or damages, multiple late payments or 72 hour notices to pay or vacate with statement from former lease of "WOULD NOT RE-RENT" . Unverifiable Identity. Breaking lease agreement that will result in collection filing.

Fee Schedule

$50.00 per applicant, separate applications must be completed (NOTE: An applicant constitutes any potential household member that is 18 years of age or older) Deposits: Are equal to one month's rent or may be a double deposit depending on credit history. Once an application has been accepted the applicant has until 5:00pm the following day to deliver the deposit. This deposit must be in the form of a cashier's check.

Cosigner Criteria

A cosigner will be APPROVED if all the qualifications below are met. If the cosigner does not meet any 1 of the following criteria then the cosigner will not qualify. RENTAL HISTORY: 1 year of valid and verifiable rental or mortgage history with no late payments CREDIT HISTORY: At least 4 accounts in good standing with less than $100 in derogatory accounts EMPLOYMENT: 12 months on the job or previous employment in the same kind of work INCOME: 4 times the rental amount of the unit in verifiable, garnishable income
