FINANCIAL & DURATION
1. Rent: $2,800/month, due on the 1st. A $100 late fee applies if not received by 11:59 PM on the 5th. Bounced checks/NSF fees are $20 per instance.
2. Lease Length: 12 Months (Option to transition to month-to-month after Year 1 upon written approval).
3. Security Deposit: $2,800 (Fully refundable pending move-out inspection and final utility reconciliation; returned within 30 days per lease terms).
4. Included Utilities: Sewer, Trash (Paid by Landlord).
5. Tenant Utilities: Electric, Gas, Water, Wi-Fi. Tenant must transfer utility accounts to their name prior to move-in date.
6. Move-In Requirements: First month's rent + Security deposit + Proof of active Renter's Insurance.
7. Early Termination Penalty: 2 months' rent penalty fee OR responsibility for monthly rent until a replacement tenant is secured (whichever is lower), with 30 days' advance written notice.
8. Renewal & Rent Adjustment: Rent may adjust upon 12-month lease expiration, capped at a maximum 7% annual increase, with 30 days' advance written notice.

PROPERTY USE & RESTRICTIONS
9. Pet Policy: Strict NO PET policy on premises (including visiting or short-term pet sitting).
10. Smoking Policy: 100% Smoke/Vape-free property (indoors and outdoors).
11. Occupancy & Guests: Named tenants only. Guest stays are limited to a maximum of 14 consecutive days or 21 total days per year without prior written consent.
12. Subletting & Vacation Rentals: Subleasing, room rentals, and short-term home sharing (Airbnb, VRBO) are strictly prohibited.
13. Parking: Driveway and garage access for up to 3 personal, operational, registered vehicles. Commercial/unregistered vehicle storage prohibited.
14. Alterations: No painting, wallpapering, lock changes, or permanent alterations without prior written consent.

MAINTENANCE, CARE & SAFETY
15. Maintenance Boundaries: Tenant handles minor routine items under $50 (e.g., HVAC air filter changes, lightbulbs, battery replacement); Landlord covers major/structural repairs (appliances, plumbing, roofing).
16. Yard Care & Snow Removal: Tenant is responsible for regular lawn mowing, edging, weeding, and snow/ice removal from the driveway and walkways.
17. Freeze Protection: Tenant must keep thermostat set to at least 60 F during cold weather and disconnect exterior garden hoses prior to freezing temperatures.
18. Mold & Moisture Care: Tenant must operate bathroom/kitchen exhaust fans and report leaks or standing water within 24 hours.
19. Fire Safety: Tenant must not disable smoke/CO detectors and must replace detector batteries as needed.

LEGAL & ADMINISTRATIVE
20. Landlord Entry: Landlord will provide at least 24 hours' advance notice prior to non-emergency entry, inspections, or maintenance.
21. Move-In / Move-Out Inspection: Requires a joint written inspection checklist signed by both parties at move-in and move-out to document pre-existing conditions and reconcile deposit deductions.
22. Renter's Insurance Requirement: Policy must include a minimum of $100,000 personal liability coverage and list Landlord as an "Additional Interested Party."
23. Application of Funds: Received payments are applied to outstanding fees, late charges, and utility balances first before applying to the current month's base rent.
