+ Security Deposit - $3,200.00

Renter's Insurance is Required** with a Personal liability of $100,000, and the Landlord is to be listed on the Policy as additional interest.

A 1-year Lease moving to month-to-month after the first term.

Also, this property will not be rented and subdivided among other tenants (this will be cause for a just and swift eviction).

No smoking is allowed inside the residence and will be cause for immediate eviction (this includes vape, marijuana, cigarette, e-cigarettes, any smoke). All utilities (Water, Trash, Sewer, Electricity) are through Riverside Utilities and are included with the base monthly rent, not to exceed cap limits (cap limit on electricity for Air Conditioning consumption during summer months), which are listed in the lease. Gas is through So Cal Gas, which is also included in the base rent. Additionally, the home is equipped with Spectrum high-speed internet (Cable is not included and will be subject to landlord approval; this will be at the tenant if it is required and approved). Lawn Service, which comes bi-monthly, and Pest Control, which comes four times a year, are included in the base price as well. Finally, for your protection and ours, the outside of the residence is equipped with security cameras pointed away from the residence due or previous sub-leasing events from prior tenants.

Pets Small dogs are allowed, as well as large dogs over 40lbs and are approved based on breed (The following breeds, although we realize not the fault of the animal but of the owners, have had issues and are not welcome at our property: St. Bernard, Pit Bulls, Rottweilers, Chow Chows, Doberman Pinschers, German Shepherds, Siberian Huskies, Perro de Presa Canarios, Alaskan Malamutes, Akitas, American Staffordshire Terriers, Boxers, Great Danes, Bull Mastiffs, American Bulldogs, and Wolf-hybrids)
