You've got a homeless shelter, a handful of halfway houses for newly released criminals of different kinds, drug dealers and what comes with that (prostitution, theft, squatting, gang violence in and out of the schools), oh and its walking distance from 3 jailhouses & a federal prison, it's a dangerous place.
