There is a $40 non-refundable application processing fee for each adult 18-years or older that will reside at the property regardless if Applicant will or will not financially contribute towards rent. If a co-signer is necessary, the co-signer must also complete and sign an application, and will also be subject to the application fee. This fee is neither a deposit nor rent, and will not be applied to future amounts due or refunded, even if the application is declined. NOTE: the application fee is not a guarantee to rent the property.

The application fee does not need to be paid a second time if re-applying for another property within a 45-day period. After 45 days, a new application fee is required and the application screening process will start over.

Note that an approved application for one property may not necessarily be considered an approved application for another property. Time is of the essence; if there are multiple applications on one property, the applications are processed in the order received.

If advertisement specifies that pets are accepted an increased deposit will be required, and monthly pet rent may also be required.
