This wooded level lot is studded with Holly and other trees. It is sited near Lake Wequaquet with easy access to all the amenities of Centerville and Hyannis. This lot has been through Land Court (due to old surveying error) and may have some more area than assessors indicates. The assessors map is inaccurate, as the old buildings are on the property (per Land court case). Use the site plan and Subdiv plans attached docs. There is an old run down cottage & shed on the property Do not enter buildings. Buyers' responsibility to remove. There is no representation about the buildings at all-being sold as land only.Owner has cleared some areas for ease of visibility. Buyers to do due diligence on buildability and permits. There was an old perc test done in 1985 showing acceptable soil. BE careful when walking the property-uneven terrain-walk at your own risk. We have a fresh water pond across the street. The public beach is 1.5 miles away and there is boat access there. It is a very desirable neighborhood."
