The huge deck and back yard with privacy fence was used often for fun gatherings. 1. Term of Lease
The term of this lease shall be for one (1) year.

2. Rent
The Renter agrees to pay the Landlord a monthly rent of $2000, due on the first day of each month. Rent shall be paid by electronic transfer to the Landlord.

3. Utilities
The Renter shall be responsible for the payment of all utilities associated with the Property, including but not limited to electricity, gas, water, sewer, trash collection, and any other services.

4. Lawn Care
The Renter shall be responsible for all lawn care, including mowing, fertilizing, and general upkeep of the yard.

5. No Smoking
Smoking is strictly prohibited on all interior areas.

6. Pets
Cats welcomed.

7. Security Deposit
The Renter shall pay a security deposit of $2000 prior to taking possession of the Property. This deposit will be refunded upon lease termination, subject to deductions for any damages beyond normal wear and tear.

8. Maintenance and Repairs
The Renter agrees to maintain the premises in good condition and report any necessary repairs to the Landlord promptly.
