Stunning views in epic mansion, private and serene yet 2 min to Broadway!
(Note correct address is 3645 Cholla Ct - trying to get that fixed with Zillow and the agent now)
This is basically a private lower level apartment with a few shared features:
Your private lower level includes a large living room-or-bedroom-or-office with wood-burning fireplace, huge glass windows with stunning views, separate entrance, and one other bedroom or office with walk-in closet (and still great views).
Not to mention your own private EXTRA living room with sunken pool table, bathroom (basic - the only thing not epic), new wine cellar if you're into that, and car space in attached garage (that's filled with vintage cars!) I listed the bedrooms as 2 as there's no place to list an office or extra living room, but one of these rooms doesn't have a door or closet, so best to call it a second private living room or incredible office space.
The only thing we'd share is the kitchen (my level upstairs), laundry (your level - I only launder about once every 2 weeks), and while you have your own private deck(s) - you're welcome to share the bigger deck with double gas grill too. If I can't move the piano up a level then we'd work out how to share that too.
Move in date could be between April 24-May 1 ideally.
Right now it's unfurnished so your furniture is welcome if I know soon. And the owner has given me access to a lot of furniture so I'm planning to furnish or partly furnish it.
Due to the shared kitchen and close proximity, you'd need to be quiet, mindful, and ideally a bit progressive. Noise-sensitive people very welcome. I'm creating a house where we're considerate of each other and communicate with transparency and kindness. There are open stairwells between living rooms so I'm planning to install acoustic blankets to give us more separation and privacy.
Oh - it borders on open space, looks out over the whole of Boulder, and yet only 2 minutes drive to Broadway!
The person renting the upper levels and sharing the kitchen is me - a speaker, author and coach from Australia in his 50s, who's into yoga, authentic relating, paragliding, standup comedy and the odd video game and a small well behaved and sweet non-barking dog. Confirming this with the owner. There might be a third person sharing the kitchen, but not your private floor/apt. It's also likely that most of the time it will be just me upstairs.

Your rent is $2400 pm (negotiable) plus utilities. (I'm waiting for an estimate. Your internet 80mbps will be about $35pm). You'll pay first and last month's rent plus security equal to one month's rent. We'd start with a one month trial, and I'm open to a longer commitment if that goes well.
No cigarette smoke but 420 OK.
Attached garage. I have a small non-barking dog, and yours might be OK if also small. Cat that you're super confident won't scratch furniture might be ok.

I walk to Pearl Street by way of Foothills Trail, through beautiful neighborhoods apple orchards, Mt. Sanitas and am fascinated by the rock formations. I bicycle many days a week and many miles, such a perfect location to start from and end up! It’s a family and friends tradition to do the Bolder Boulder on the Monday of Memorial Day weekend, so fun! I have been taking it easy for a while due to some physical injuries, but continue to build up my strength and stamina walking my dog, climbing and hiking - I get a great workout! Here’s a tidbit!
