3. Quiet Enjoyment / Rural Residential Setting
Tenant acknowledges the Property is located in a quiet, rural residential area.
Tenant, occupants, and guests shall conduct themselves in a manner that does not disturb neighbors or interfere with the peaceful enjoyment of surrounding properties.
Lawful rural property management activities conducted by Landlord shall not constitute a violation of quiet enjoyment.
4. Property Maintenance (Owner-Maintained)
The Property, including the exterior, grounds, and landscaping, is maintained by the Owner.
Tenant shall:
Keep the interior of the dwelling clean and sanitary
Promptly notify Landlord of any condition requiring repair
Cooperate with reasonable access required for maintenance
Tenant shall not perform repairs, landscaping, or maintenance of the Property without prior written consent of Landlord.
5. Interior Alterations and Damage
Tenant shall not alter, damage, or modify the interior of the dwelling, including but not limited to walls, floors, ceilings, fixtures, cabinetry, plumbing, electrical systems, painting, mounting, or installations, without prior written consent of Landlord.
Tenant shall be responsible for damage beyond ordinary wear and tear.
6. Outdoor Buildings
Certain outdoor buildings and areas on the Property are reserved exclusively for Landlord use and are not included in the leased premises.
Tenant shall not enter, use, store items in, alter, or damage such buildings or areas.
7. Utilities
Tenant shall be responsible for all utilities serving the leased premises, including but not limited to:
Electricity
Water and sewer
Trash service
Internet and cable
Utilities shall be placed in Tenant's name unless otherwise agreed in writing.
8. Gas Fireplace
Where a gas fireplace is present, it is provided as-is.
Tenant shall be responsible for all gas costs associated with its use and shall operate the fireplace in accordance with safety and manufacturer guidelines.
9. Washer and Dryer Hookups
Washer and dryer hookups are provided for convenience only.
Tenant shall supply, install, maintain, and remove appliances at Tenant's expense and shall be responsible for any damage resulting from installation or use.
10. Right of Entry
Landlord or Landlord's agents may enter the Property in compliance with Maryland law for inspection, maintenance, repairs, improvements, landscaping, or to show the Property.
Except in emergencies, Landlord shall provide reasonable advance notice and enter at reasonable times.
11. No Tenant Additions or Modifications
This Lease constitutes the entire agreement between the parties.
Tenant shall not add, attach, alter, modify, or supplement this Lease or any addendum without prior written consent of Landlord.
Any handwritten changes, statements, riders, attachments, or electronic modifications not executed by Landlord are null and void.
12. Governing Law
