About this House

Originally a 2650 sq-ft Columbia model home, this home was completely remodeled in 2010 with a two-story, 1325 sq-ft expansion. The remodel included upgraded electrical service, recessed lighting, removal of acoustical ceiling texture, rounded wall corners, all new paint, all new interior doors, casings and base boards. All windows were upgraded to low-e, dual-pane, gas-filled windows. A 16 ft wide dual-pane sliding glass door was installed on the great room exit to the back yard, that can be opened up to 8 feet wide. The house is cooled via dual attic fans, and a whole-house fan or the dual AC units, one for bedrooms, one for the rest of the house. All new flooring was installed consisting of laminate wood, ceramic, slate and travertine tile. The staircase was replaced with a solid oak staircase. Downstairs the kitchen was nearly doubled in size. New stainless-steel appliances were installed including a professional Wolf 8-burner convection range. All new custom cherry cabinets were installed. A gorgeous 10ft x 4ft granite counter-topped island was installed with ready-to-use hot and cold water, drain, down-exhaust, gas and 240/120vac electrical, just in case the owner ever wants to add sink or cook-top functionality to the island. The island includes a built-in beverage refrigerator and an electric warming tray, lots of storage room for pots and pans and leg room for 7 and ½ feet of seating. The Great Room includes a 7' wide high-def projection system with 7.2 surround and an over-the-fireplace flat screen with 5.1 surround. A network utility room was built dispensing POE Ethernet throughout the house, including multiple centrally-managed wi-fi access points. The 1st floor expansion included a new recording / photography studio with sound-proofing tech and 60 amps of dedicated power. The laundry room was enlarged and includes overhead basket storage, a supply closet and a supply cabinet. On the second floor the Master Bedroom has a walk-in closet, bay windows, vaulted ceiling, three layers of sound-proofing insulation, and is wired for surround, audio/video and networking. The Master bathroom features a granite counter, dual sinks, in-drawer pull-out ironing board, custom cabinets, Jacuzzi tub and custom walk-in shower with dual shower heads and bench seating. The water-efficient low volume toilet is in a separate room with individual lighting and fan controls. The three back bedrooms include vaulted ceilings and walk-in closets, all with network and surround sound built in. The middle back room includes a cathedral ceiling with a sleeping loft accessed via an iron-oak spiral staircase. The backyard includes a 5-person deluxe hot tub enclosed by a wood gazebo for privacy, a fire-pit, a tiki-hut gazebo, a putting green and zero-maintenance artificial turf. The house's exterior has all new stucco, architectural foam accents on all windows, and new exterior lighting. The roof has terracotta cement tiles. The front yard and driveway were re-landscaped in 2017 with pavers and turf from System Pavers. A 12.8 kW PV grid-connected solar energy system was installed in 2020.

"Great in the early morning and not great in the evening. Can take me 30 minutes to go 5 miles. So many red lights and so many cars. "
  • Brynn Z.
"They would like all the open grass and parks to walk your dog. I feel like there aren’t a million other dogs but it’s a dog friendly neighborhood. People typically pick up after their pets as well. If dogs want to run in open grass they can here "
  • Crosbiedavidson
"Literally none. People duck in to their houses rapidly. We only have three people we talk to. This community is one of the most unfriendly I have ever seen. People walk right past and do not respond when my husband and I say hello. The neighborhood is clean and antiseptic. "
  • Malou A.
"I lived in the community for almost 6 years now. Quiet, safe and lots of walking area and backs to Peter Canyon trail. It has pool, basketball, volleyball , barbeque area, covered patio at the play area. Well maintained and neighbor-friendly environment. Good neighbor to raise kids."
  • Rachel A. T. H.
"We just moved here but we love it. It is a quiet neighborhood that feels very safe and family-friendly. "
  • Mipacajuriggs6
"I love this community .It is gated, safe and quiet and tranquil. Tucked in the border of Irvine which is closed to marketplace, restaurants, movies school. It's mature, no mello roos and low tax. Big backyards and best community during Holloween "
  • Jani N.
"We’ve lived here for over 10 years. Safe, family friendly neighborhood. Nice parks, elementary school, pools. Very dog friendly also. "
  • Stefanie R. C.
"The Fourth of July parade has been a tradition in our neighborhood since I was a child. It’s always exciting to decorate the kids bikes/wagons, etc. and see all of the other kids unique/original/funny displays of what the holiday means to them. "
  • Marco P.
"Good family place, with great Parks and shopping centers. Safe, and near to very good places for fun and relax time"
  • Stefanie R. C.
"Having lived in the area off and on for more than 40 years, I have seen many, many changes. What has remained the same, however, are schools within every development -(even the new ones) and a strong sense of community. Also, because a good many of us have returned to our old neighborhoods to raise our own children, there is no shortage of kids. "
  • Maya a.
"Very pet friendly. Dog walkers frequently are on sidewalks. They always smile and say hello. Young parents with strollers are also about. "
  • Jani N.
"Holiday parades and decorating Friendly neighbors. Multi-cultural and diverse. Central to all shopping and a quick drive to Newport Beach. Many local colleges to choose from. Lots of employment opportunities. "
  • Rohit
"Close Proximity to Schools, Parks, Tennis & Basketball Courts, Walking & Bike Trails, Shops, Restaurants, Theaters and More. Excellent Irvine schools. Easy access to freeway 5, 405, 55, and Toll road. Steps to 99 Ranch Market."
