SELECT LEASE TERMS

Tenants shall be responsible for timely payment of all utilities associated with the property, including electricity, gas, water/sewer, and any other applicable services unless otherwise agreed upon in writing. Tenants are expected to maintain the property in a clean, sanitary, and orderly condition throughout the lease term.

Tenants shall maintain the backyard and outdoor areas in reasonable condition, including watering and caring for existing plants and keeping the area free of excessive debris, trash, or overgrowth. No major landscaping work is required, but tenants are expected to prevent neglect of the outdoor space.

HVAC air filters shall be replaced by tenants at least once every three (3) months, or more frequently if needed based on usage or pet occupancy. Tenants shall promptly report maintenance issues, leaks, appliance malfunctions, or other concerns that could result in damage to the property if left unaddressed.

Street parking is available within the residential parking zone one. Tenants shall be responsible for obtaining and maintaining any required residential parking permits or vehicle registrations through the District of Columbia in order to legally utilize zoned street parking.

Up to two pets may be permitted only with prior written approval from the landlord. Approved pets must be properly supervised and cared for at all times. Tenants shall be responsible for any pet-related damage, excessive noise, odors, waste cleanup, or additional cleaning costs associated with pet occupancy. Unauthorized pets are prohibited.

Smoking of any kind is strictly prohibited inside the property. This includes cigarettes, cigars, pipes, marijuana, vaping devices, e-cigarettes, and any similar smoking or vapor-producing products. Any damage, odor remediation, or cleaning required as a result of smoking or vaping inside the property shall be the financial responsibility of the tenants.

Requests for reasonable accommodation for assistance animals must be supported by reliable documentation from a licensed healthcare provider when the disability-related need for the animal is not readily apparent. Online certificates, registrations, or identification cards alone may not constitute sufficient documentation. All requests will be reviewed in accordance with applicable federal and District of Columbia fair housing laws.

Tenants shall maintain an active renters insurance policy throughout the duration of the lease term with a minimum of $300,000 in personal liability coverage. The policy shall include coverage for tenant-caused water damage, fire damage, and pet-related liability if pets are approved on the premises. Proof of coverage shall be provided to the landlord prior to move-in and upon renewal or request by the landlord. The landlord shall be listed on the policy as an "additional interested party" for notification purposes only. Failure to maintain the required renters insurance coverage at any time during the lease term shall constitute a violation of the lease agreement.

All adult occupants residing at the property, regardless of relationship status, must be listed on the lease agreement and are subject to the landlord's application, screening, and approval process. No adult occupant may reside at the property without prior written approval from the landlord. All approved tenants shall be jointly and severally liable for the full performance of all lease obligations, including payment of rent, utilities, damages, and compliance with all terms of the lease agreement. Unauthorized occupants residing at the property for an extended period of time may constitute a violation of the lease agreement.
