Lease Terms and House Rules

1. Property Overview
This lease covers a two-bedroom home including the front yard, backyard, and driveway area. The property is being rented as a private residence and shall not be used for any business or commercial purposes without the owner's prior written consent.

2. Smoking and Substance Use

No smoking of any kind is permitted inside the house, garage, or within ten (10) feet of any entryway, window, or ventilation opening.

Use of illegal drugs or any activities prohibited by law on the property will result in immediate termination of the lease.

3. Alterations and Modifications

Tenants may not drill holes, install fixtures, mount televisions, or make any alterations (including painting, wallpapering, or shelving) without the owner's prior written approval.

Any approved modifications must be restored to the original condition and paint color at the tenant's expense before move-out, unless otherwise agreed in writing.

The tenant may not change or add locks, security systems, or exterior features without written consent from the owner.

4. Maintenance and Care

The tenant is responsible for keeping the property, including the yard areas, clean and free from damage or excessive wear.

Tenants must promptly report any maintenance issues or damages to the owner.

Routine maintenance (e.g., changing light bulbs, unclogging drains caused by misuse, replacing smoke detector batteries) is the tenant's responsibility.

Any damage to furnished items (furniture, decor, or appliances provided by the owner) must be reported and either repaired or replaced by the tenant with items of similar quality and condition.

The tenant must not store flammable materials or hazardous substances on the property.

5. Parking Policy

Parking in the driveway is permitted. However, the owner reserves the right to access the back area of the property as needed.

The tenant agrees to move or clear vehicles from the driveway upon request from the owner to allow access.

Overnight parking in the driveway is permitted. Street parking must comply with local ordinances.

No vehicle repairs, oil changes, or non-operational vehicles are allowed to be stored on the property.

6. Use of the Yard

The front and back yards are for normal residential use only.

No construction, gardening beyond light maintenance, or installation of pools, trampolines, or play structures is permitted without the owner's approval.

The tenant must keep yards free from trash, debris, and pet waste.

7. Pets

(Optional include if applicable)
Pets are allowed only with the owner's written consent and may require an additional pet deposit. The tenant is responsible for all pet-related damage and must maintain cleanliness to avoid odor or pest issues.

8. Move-Out Procedures

Tenant must provide written notice as required by the lease prior to vacating.

The property, including walls and furniture, must be returned in the same condition as received, allowing for normal wear and tear.

All keys, gate remotes, and access devices must be returned at move-out.

Any damage, missing items, or unapproved alterations will be deducted from the security deposit or billed separately.

9. Access and Entry

The owner reserves the right to enter the property with reasonable notice for inspections, repairs, maintenance, or emergencies as provided by law.

The tenant shall not block or deny access when proper notice has been given.

10. Compliance

Tenant agrees to comply with all local ordinances and noise regulations.

Any violation of these terms may be considered a breach of the lease and grounds for termination.
