Lease Duration: The lease term is 12 months, beginning on [start date] and ending on [end date]. The lease may be renewed only by written agreement of both the Landlord and Tenant.
Rent & Late Fees: Monthly rent is $2,400, due on the first day of each month. A late fee of $50 will apply if rent is not received by the 5th of the month, plus $10 per day thereafter until rent is paid in full. Payments may be made by check, electronic transfer, or other method approved by the Landlord.
Utilities: Tenant is responsible for propane refills, solar system/battery usage management, and snow removal. Water (well) and septic system are included. Tenant must use septic system properly and drop in monthly maintenance pods.
Solar Panels & Batteries: The cabin is powered in part by new solar panels and new batteries, which are sensitive systems. Tenants are expected to not damage these systems, use electricity responsibly, avoid overloading circuits, and follow instructions for battery management. No modifications, tampering, or unapproved equipment may be connected to the system. Any damage caused by misuse may be the tenant's responsibility.
Water Use: The cabin is supplied by a private well with limited capacity. Tenant agrees to use water responsibly and avoid waste. Excessive water use, such as running multiple appliances simultaneously for extended periods, filling pools, or other non-standard uses, is prohibited. Tenant is responsible for reporting any leaks or issues promptly to the landlord.
Propane: Tenant is responsible for purchasing and refilling propane used for the cabin, including appliances (fridge, washer, dryer, generator, and any heating). The propane tank will be full at move-in. Tenant must return it full at move-out or cost will be deducted from the security deposit. Tenant is expected to monitor usage and arrange for deliveries/refills in a timely manner to avoid outages.
Pets: One dog or one cat is allowed inside the cabin. Outdoor animals such as chickens or goats are permitted only if kept in a secure, contained coop or pen. A non-refundable pet deposit of $200 is required at move-in, along with a monthly pet fee of $20 added to rent. All pets must be kept under control at all times, animal waste must be thrown away, and any damage caused by pets will be the tenant's responsibility.
Furnishings & Appliances: Cabin is furnished with beds, dressers, kitchen table, propane fridge, propane washer and dryer. Tenant is expected to care for and maintain these items.
Fire Safety: No fires, fireworks, or use of the wood stove are permitted.
Trash & Waste: Tenant is responsible for removing household trash from the property. No dumping or burning of trash is permitted. Tenant can set up trash removal through the city.
Septic System: The cabin is served by a septic system. Only septic-safe toilet paper may be flushed. All other items, including wipes (even those labeled "flushable"), feminine hygiene products, and other personal wipes, must be disposed of in the trash. Tenant is responsible for placing monthly septic maintenance pods into the system as instructed. Any damage caused by misuse will be the tenant's responsibility.
Smoking & Parking: Smoking is not permitted inside the cabin or on the premises.
Snow Removal: Tenant is responsible for removing snow and ice from the driveway, walkways, and areas around the cabin to maintain safe access at all times. This includes ensuring that propane deliveries can be made without obstruction. Snow removal may be completed by the tenant personally or by hiring a third party, but access must be maintained throughout the lease term.
Quiet Enjoyment & Community Rules: No firearms may be discharged. ATVs/off-road vehicles must follow Hideaway Valley rules. Respect quiet hours after dark and keep pets on the property.
Maximum Occupancy: Occupancy is limited to a maximum of 4 adults. Additional occupants may be allowed only with written approval from the Landlord.
Early Termination: If the Tenant needs to end the lease before the expiration date, the Tenant must provide written notice to the Landlord at least 30 days in advance. The Tenant may be responsible for rent through the end of the notice period, any costs to re-rent the property, and forfeiture of the security deposit if applicable. Early termination must be approved in writing by the Landlord. The Landlord may terminate the lease for violation of any lease terms, non-payment of rent, or material damage to the property, following the notice requirements under Utah law.
Landlord Right: Landlord may enter the property with reasonable notice to perform inspections, maintenance, or repairs. In the case of an emergency, Landlord may enter immediately without prior notice to protect the property or the safety of occupants.

Before accepting any payment, all prospective tenants will be evaluated based on the following criteria:
Credit History: Minimum credit score of 600.
Rental History: Positive references from previous landlords; no history of eviction or lease violations.
