Tenant is responsible for proper disposal of cigarette waste.
3. Subleasing

4. Utilities & Services
Owner pays the refuse (trash) bill.
Tenant is responsible for all other utilities unless otherwise stated in the lease.
Tenant must notify the owner promptly of any issues with plumbing, electrical, or appliances.
5. Property Care
Tenant must keep the home clean and sanitary to prevent pests.
No alterations, painting, or installation of fixtures without written permission.
Use appliances, plumbing, and HVAC systems only as intended.
Report maintenance issues promptly.
6. Outdoor Areas
Keep patios, yards, and walkways tidy.
No parking on lawns or landscaped areas.
No storage of hazardous or flammable materials.
7. Guests & Occupancy
Only the individuals listed on the lease may reside in the home.
Guests may stay up to 14 days within any 6 month period unless approved in writing.
No large parties or events without permission.
