This is a 12 month lease with the owner responsible for all utilities for the property (i.e., water, electric, internet, and trash). The tenant is also responsible for all lawn care responsibilities. Failure to do so may result in a fine from the City of Dover that the tenant is responsible for paying. (One) small pet is allowed in the home, this must be communicated at the signing of the lease. This will incur an upfront refundable cost of $200 at the time of signing along with $25 non-refundable charge per month. It can be negotiated for additional pets but I will incur an additional deposit and monthly charge for each pet. If damages are caused by the pet (stains, scratches, deep odors, or any other noticeable damages) the deposit will not be refunded. Smoking is not allowed in the home, and any tampering with the fire alarms could result in a fine. The home has on street parking on first come first serve basis and 1 personal parking spot in the rear of the home. Maintenance requests will be filtered through me. Any small repairs such as a light bulb needing to be replaced, clogged toilet, or loose door knobs will be handled by the tenant. Only major issues such as flooding, loss of power, furnace fails to work and other major issues will result in a maintenance request. If you damage something yourself such as putting a hole in the wall it is your responsibility to get this fixed. You can either hire someone to do it or put in a request to have it fixed and will be invoiced the cost of the repair. Failure to pay the maintenance invoice will lead to loss of security deposit and potential termination of lease. Decorations are allowed in the home, but major changes are not allowed and any small modifications must be corrected to its original state before leaving. Renters are also encouraged to obtain renters insurance, if anything where to happen to your personal belongings the renter is responsible for replacing them.
