Deposit - $1600 refundable security deposit, due at lease signing.
Cleaning Fee - $150 non-refundable cleaning fee required to be paid with the first month rent.
Pets - 2 approved pets maximum. $25/month pet rent per pet.
Smoking - No smoking in the home is permitted.
Utilities - All Electric, water/sewer/trash, WiFi/cable/phone will the responsibility of the renting party. There is NO gas service on the property.
Parking - Carport, driveway, and street parking are all available. As well as plenty of space for an RV, if desired. RV must be fully functional and registered with ADOT.
HOA - There is not an HOA.
Renters Insurance - Proof of renters insurance policy is required before no later than 14 calendar days prior to move-in to avoid lease cancelation.
Upkeep - The renting party is required to maintain yard (front and back), maintain pest control, and change the HVAC air filter monthly. Normal wear and tear permitted, excess to be fixed by landlord and billed to renter. Please see lease for clarification. Tenant is not allowed to conduct any maintenance of the house without permission. No holes in walls are permitted, only adhesive hooks are allowed.
Plants and Trees - Tenant may plant in the yard but with the understanding that they will need to return the property as it was upon move-in, so plants or trees will need to be removed at the expense of the tenant if the landlord wishes.
