1 Bedroom aprtment on 2nd floor in small 4 unit building (320 18th Place NE)
The unit is amazingly well located on a residential block in DC (the 300 Block of 18th Place NE), only a few blocks from H Street and about a mile on foot to Eastern Market. Stadium Armory Metro 5 Blocks away. D6 bus literally around the corner (roughly 12 minutes to Union Station).

The Good: The neighborhood is safe (I raised my daughter on the block without incident). The unit (while currently messy with the current tenant moving out) is in good shape. But the right tenant is looking to call this place home and make it their own (the tenant moving out was here 8 years. The longest resident has been here over 10 years).

This is an older 4 unit building with a very large front yard, that has a large (double) tree and a table for enjoying the good weather days. It has charm and is solid. The other tenants are all professionals and friendly. The building itself is animal friendly (we used to be an all dog building...we have diversified and now have a cat person as well).

It is a full one bedroom, with a living room and a small dining cove/prep area. Hard wood floors throughout. The unit also has an enclosed back deck which is great for storage or if you do project type work (the tenant who is leaving races bicycles, and used it as a workshop area...see pics). The unit as an on demand water heater for shower and sinks. And it comes with 2 window heater/ac units that stay in all year. There is a good deal of closet space. The front window looks out onto the yard and has an Eastern exposure for great morning sun. And unlike cookie cutter apartments, you would have freedom to do your thing and make it uniquely your own. The building as a whole is pest and insect free (we get treated every month to be safe because we plan to keep it that way). And we are close to RFK for the Farmers Market. Plenty of On Street Parking. The neighborhood is very diverse and mixed and most all the neighbors know each other on the block and are friendly with one another. And there are outside embedded hooks if you wish to keep your bike outside.

The front yard has a table and chairs which we use to socialize during the better weather.

The Bad
The building is older so we are always having small upgrades made. The kitchen is perfectly functional in all ways, but could use some touch ups. There is no washer in the unit (but 2 of us use single unit washer/dryers, and there is a 24 hour laundromat 5 blocks away).

The unit was painted by the current tenant, and can be left with the current paint job if you wish....or we can redo the unit in white OR we can negotiate a secuirty discount if you wish to repaint it yourself.

Landlord pays the Water Bill. You pay Gas and Electric.

The pics below show the unit as it is right now, but PLEASE NOTE...these are being posted to give you an idea of the space.....the disarray and mess are because the current tenant is in the process of moving.....also please note she has stated that SOME of her furniture will be for sale if you should be starting from scratch.

To move in you will need to fill out an applicaiton (no fee). The Landlord is looking for someone who is looking for long term occupancy. The Lanlord requests 1st Months, Last Months plus one months security...however, he is willing to work with the right tenant to make it work for all parties. Since the current tenant is in the process of moving, please contact to arrange viewing. Sorry, the building does not do Section 8.
