This is an unfurnished, spacious room for rent in a beautiful mid century modern Bellevue Hills/ East Chautauqua home. Pets are allowed. Available 8/1.
For the sake of efficiency, we're going to cover the most common FAQs. This way, you can get a realistic sense of whether this is worth pursuing, and I can save bandwidth focusing on people who are likely to be a match. If you read through to the end and you're excited to potentially live together, then we would love to hear from you!
We are covering the rent for this room as long as it is vacant, so are prioritizing compatible housemates that can start their tenancy sooner, although, are willing to offer some flexibility for the right fit.
This home is only a few minutes' walk to Chautauqua park, auditorium and epic trails. It is the best of both worlds, where you feel connected to mama nature, while you are only a short 5-6 minute drive to Pearl Street and 9 to 10 minutes to health food stores.
THE HOUSE
This is a 3/2 home. It has its 1964 charm yet has been updated including wood floors (no carpet), fresh paint and more. The kitchen and bathrooms have not been updated. (Yes, those are yellow lacquer cabinets in the kitchen.) The kitchen is nice sized with plenty of cabinet storage that is ideal for a housemate situation.
The rooms shares a bathroom that has a standup shower. However, the one of us with the master is happy to let roomies use the large tub. There is also a laundry room that is not pictured.
This home has a lovely backyard with a perfect mix of sunlight and tree shade. The front yard has more of a forested feel. There is only one adjacent neighbor. We get sweet animal visitors like cute bunnies and deer as well. Very quiet and peaceful.
THE ROOM
The unfurnished room for rent is nice sized, just a hair under 11 x 14 ft. It is single occupancy and the lease stipulates a maximum of 3 people in the residence, couples will not work.
FURNISHINGS & DECOR
The common areas are fully furnished and decorated, so no room for any large items, but compatible decor could be a fit. Some nice barstools and a grill would be nice! The kitchen is very well equipped. You would have two large cabinets for your items.
PARKING
There is a large driveway as well as street parking.
RENT, DEPOSIT & LEASE
You will need to fill out a standard rental application and sign a lease from your agreed tenancy start date through the end of July 2026. First month's rent and deposit are due upon signing. If you move in mid August, rent will be prorated.
You would have the option to renew after that as well.
If for some reason it does not work out, if you give me 2 months notice and help find a compatible replacement, then a lease amendment can be made to add the new person and remove you once the new person is confirmed.
Rent is as explained above. We are not the owners. We are renters as well and the full amount needs to be covered, so we cannot grant rental discounts, etc.
UTILITIES
Rent does not include monthly utilities, which appear to run $120-165 per person including Internet - depending on use of AC, heat and water. You're welcome to get cable for yourself if you want to cover the cost.
YARD
Tenants are responsible for some basic yard care and you are welcome to garden. The lease states no use of toxic chemicals or any other gardening practices that would do harm to the ecosystem.
PETS
We LOVE animals and would happily welcome pets on a case by case basis (based on size, smell, noise, personality, behavior, shedding, etc). Pets need to be compatible housemates, too.
One of us is in the process of adopting a small to medium dog, and the other one would like to eventually adopt a cat (but not right away), so a person with a pet allergy, a pet that doesn't get along with other fur babies, or who doesn't like indoor pets would not be a good idea. There is a $100 pet deposit and a 2 pet limit on the lease UNLESS additional pets are service or emotional support animals.
TOXIC SMELLY STUFF
One of us gets headaches from artificial fragrances (cologne/ perfumed products, room deodorizers and candles) and other toxic chemicals (cleaning and laundry products, etc), so, before responding, make sure you would be a happy camper committing to using only truly natural scents (like essential oils) and non-toxic cleaning products. The natural earthy stuff should be fine.
SOCIALIZING & GUESTS
Although we rarely drink alcohol and this is not a party house (no heavy drinking or destructive drugs), we like to be playful, social and enjoy life.
We are open to hosting close friends and having occasional gatherings as long as other housemates and the neighbors are considered. Reasonable frequency of visiting loved ones and respectful overnight guests are also fine.
COMPATIBILITY
You: non-smoker, down to earth, authentic, open-hearted, open-minded, kind, loving, self-aware, emotionally intelligent, proactive communicator, don't do spiritual bypass, face instead of avoid uncomfortable situations, stay on the same team resolving any conflicts, health-conscious, eco-friendly/ sustainability minded, compassionate, clean, orderly in common areas, responsible, honest, stable, financially secure and mature.
In this household there is no place for any kind of bigotry (sexism, racism, homophobia, etc) or any kind of substance abuse.
We are open to any gender and a range of ages as long as everyone is emotionally healthy, compatible and mature. That said, it is most likely that if you are a typical undergrad college student, you are probably going to want to live a lifestyle that is not compatible with this vibe.
A bit about us: we highly value and are able to reciprocate everything we ask for above.
We are two women in our early 50s.
One of us is a former medical anthropologist and runs a Functional Health consulting and coaching practice. She loves weaving science and grounded spirituality. She loves travel, exploring different cultures, time in nature, yoga, breathwork, meditation, dancing, hiking, dancing, laughter, being silly and authentic human connections.
The other housemate is a servant leader working in public policy and education. She is a kind, compassionate, hilarious, and deeply rooted through healing practices like daily meditation, yoga, art, music. Early riser and goes to bed early. Values daily routines and rituals. Weaver across many different communities, cultures, and countries.
We both work remotely. One housemate works remotely full time while the other works flexible schedule about 40% remote at the house and 60% in the field or at the office.
We have compassion for different attachment and conflict styles. However, if you tend to shut down and avoid when you are triggered (different from taking space to process), be passive agggresive (instead of direct) or tend toward an aggressive or highly rigid personality, this is not a match. We need kind, compassionate and courageous communication.
We desire a two way street of celebrating each other's strengths and power. We offer and need to receive safe space for rawthentic humanness and to stay allies through challenge.
We eat wild game and pastured animal products (not factory farm), so that needs to be ok if you're veg or vegan.
We have no tolerance for immature, inconsiderate or selfish bullshit in our home.
We are looking for housemates who agree on no TV in the common areas. However, we do have a projector and we can have movie nights.
We desire a loving household where we all thrive on authentic connection and personal growth. Honest communication, trust, reciprocity, personal responsibility, laughter, silliness and loving kindness are of the utmost importance.
We want to live with people interested in cultivating nurturing friendships, so it truly feels like a loving cozy home and not just a house.
