Smoking: Strictly no smoking anywhere on the property including inside the unit, garage, and balcony.

HOA: Tenant is required to comply with all Temecula Lane HOA rules and regulations at all times. HOA rules addendum will be attached to lease.

Maintenance: Landlord handles all repairs. Tenant is responsible for minor repairs under $50. Any repairs resulting from tenant negligence including but not limited to drain clogs caused by improper disposal of wipes, pads, or foreign objects will be the tenant's financial responsibility for professional service and repair.

Late Fee: $100 or 5% of monthly rent if payment is not received within 5 days of due date.
