Available for rent the second week of June is this beautiful and recently remodeled studio in the Tahoe Park neighborhood on 64th Street near Broadway. Large ~quarter-acre lot with huge yard, pool and slide.
There is a 2 bedroom 1 bath house on the property with a tenant. This ad is to rent a studio, also on the property. It is separate quarters from the house with its own kitchenette and its own washer dryer. Details are as follows:
- Studio is ~20x20', with kitchenette, granite countertops, tiled floor, and 2 medium sized counter height refrigerators. Bar stools provided. Separate full bath (~5x5 no tub, just shower, sink and toilet). Lots of medicine cabinets.
- Total Square foot is ~425 square feet between the studio and bathroom
- Stackable washer dryer unit within the studio (see photo)
- Rental comes with a hot plate, microwave, and toaster oven provided by landlord and in good working condition.
- Freestanding closet with hanger bar and shelving is part of the unit
- Hanging wine glass rack and dimmable track lighting
- Room for outdoor BBQ to be provided by tenant. House tenant also has a BBQ and is fine with sharing.
- Large 30K gallon sports swimming pool. In ground hot tub with jets. Hot tub heater is down at the moment. Landlord will repair before end of summer, or provide $25/month discount on rent until repaired.
- Rent price includes water, sewer and garbage utilities even though water is on a meter. This covers all pool water.
- Other utilities, gas and electric, are shared with household tenant. Studio tenant typically pays 1/3 of gas an electric to the house tenant.
- Wall Air Conditioning Unit with remote, Overhead fan with remote. Fireplace is heat source. Well insulated and comfortable. Electric
- Large grass area, vegetable garden, fruit trees throughout property, sheds and attic for light storage.
- Outdoor Stereo, amplifier, MP3 and Ipod or phone hook up, and 4 speakers.
- French door front entry and side door to pool area, both with mini-blinds built-in, separate keyed entry.
- Skylights in ceiling.
- Pets negotiable upon review and approval by owner and house tenant, studio has medium sized dog door.
- Automatic Sprinklers, front and back, some manual watering
- 1 off street parking spot designated on driveway, no garage. Plenty of additional street parking. Quiet neighborhood. Carport that is more used for storage, bicycles, motorcycle and would be tight for a second car.
- Close to Transit, steps to Regional Transits "38" line that goes downtown, and less than half mile walk to light rail
- Beautiful Tahoe Park with jogging track, softball fields, sand volleyball courts, etc, a mere 4 blocks away.
- Rent $1,375/month. Credit check and verification of employment or income. First and Last Months rent. Lease term and down payment negotiable.
Available second week of June, move in date negotiable and pro-rated for June.
Other utilities are very affordable. Shared cable TV/internet (ATT with DVR), electric (SMUD), and gas (PG&E). No land line. All utilities are in house tenants name so you don't even need to sign up. Just pay the house tenant for 1/3.
Single gentleman lives in the 900 sq ft 2 bed 1 bath house, is easy to get along with and mutually respectful. He has 2 dogs. They are great, friendly dogs. A meet and greet would be necessary for preferred candidates.
Pool Service is currently done by existing house tenant under agreement with Landlord. Landlord comes approximately once a week to maintain pool. There are some planned improvements that Landlord can brief applicant about. Things like brick and masonry work, removing the lawn and xeriscaping, new front yard and entry. Nothing that will negatively impact studio tenancy, only improvements.
Studio renter expected to cover landscaping. You can hire a gardener/landscaper or do it yourself and save money. An electric lawnmower, electric edger, and electric blower is provided by landlord and already on site for potential tenants that are willing to manage the landscaping themselves and save the monthly cost. Recent studio tenant did it all herself to save money. She loved living in studio for over 4 years, but is moving back to midwest.

4/10GreatSchools RatingParent Rating AverageKCIA has had a rough couple of years with the pandemic, the loss of both the principal and the AP, and a bunch of staff retirements. The post-distance learning middle schoolers are half feral and there have been a lot of behavior problems -- this is pretty much the norm at most schools in 2021-2022, but it's probably true that KCIA has been a little more chaotic than some other schools.That said, we love KCIA and are here for the long haul. My child is now in high school but started here in seventh grade. He's a highly gifted kid who struggled in a high-pressure elementary school where teachers assigned a lot of homework and focused on a lot of rote learning in the classroom. He has blossomed at Kit, where the work is challenging but never high pressure and there is virtually no homework. Instead of reams of math problems or boring reports to write, he's engaging in lively classroom discussions about topics that matter to him, and doing group projects with peers during class time.The new principal is still learning her way and there have been some stumbles, but she is a lovely person and I think she is going to be amazing once she gets some administrative support in the form of an assistant principal and a high school counselor. The kids respect her and she projects so much warmth and caring, which is what they all need right now. The high school is a small program at constant risk of defunding, and it is not for everyone, but KCIA is truly a special place and I look forward to sending my younger child here, as well.Parent Review2y ago - Tahoe Elementary School

The principal is dedicated, enthusiastic, and really committed to making Tahoe a great place for the whole student body. We really appreciate how having our child at a diverse, inclusive neighborhood school has helped us develop new bonds in our community. PTA is active, well organized, and involved.
