Gramercy Townhouse Perfection: Situated on a prime tree-lined block, this designer 21-foot-wide brownstone, with four-stories plus luxury lower-level, offers ~5,921 square feet of original splendor with an exquisite renovation, outstanding natural light and three private outdoor spaces. Configured with an owner's triplex on the parlor, third and fourth floors, and a garden duplex occupying the garden and residential lower-level, this two-family house exemplifies maximum flexibility for multiple uses.
The stunning owner's triplex features ~3,420 square feet across three floors with six bedrooms, two-and-a-half luxury baths, a lovely kitchen terrace and an expansive rooftop terrace with open views and sky. Enter through an elegant foyer to the grand parlor level featuring a formal living room with three floor-to-ceiling historic windows, a coal burning fireplace and ~11' ceilings. Ideally suited for entertaining, there is a spacious open plan through the living room, dining room and windowed kitchen. The brand-new Chef's kitchen features custom cabinetry and millwork, top-of-the-line appliances, inclusive of a coveted Le Corneau range, radiant heated flooring, three windows with light spilling in from the south and east, and a lovely terrace that offers an irresistible indoor-outdoor flow. A bonus on the floor is a mirrored wet bar just off of the dining room, and a beautifully designed powder room. Ascend the stunning original staircase to the third floor featuring an entire primary suite with an oversized primary bedroom with a coal-burning fireplace, walk-in closet and a brand-new en-suite windowed five-fixture Waterworks bathroom with a deep-soaking free-standing tub, radiant heated flooring and four windows with green ivy views spilling into this oasis. There is an additional large bedroom on this floor that offers optionality as a home office, dressing room or den/guest room. Currently configured as the dedicated children's floor for sleep and play, the fourth floor has four bedrooms and stunning light from every angle, inclusive of two skylights that allow light to stream through the center of the house. The recently renovated windowed bath features custom tilework, bathtub and Waterworks fixtures, and a washer/dryer to complete this floor. Perfect for outdoor dining, grilling and entertaining, the piece-de-resistance is the private roof deck with unobstructed city views and sky. Truly a three+ season amenity, it is quite special.
Enter through the garden or lower level to the recently renovated garden duplex offering three large bedrooms, three full baths and a custom-built Japanese Pagoda garden. The lower level was gut-renovated and re-imagined to create a Zen residential space with lovely light and feel. It is not often that a two-family house has such a large secondary apartment, and this one is certainly unique with more than 2,500 square feet, well-suited for a live-in, family member or guest apartment, work-from-home environment or even an income-producing rental. No expense was spared in this house renovation, totaling more than six years of upgrades with the finest fit and finish; this turnkey house is truly a rare find. Outfitted with state-of-the-art systems, abundant storage and central air conditioning, 310 East 18th Street is steps from all the best that Gramercy has to offer in exclusivity, fine restaurants, shops and several forms of transportation.

6/10GreatSchools RatingParent Rating AverageGreat school! Amazing teachers who actually care about students. This school has a wonderful medical assistance program that give students an opportunity to learn and get familiarized with various opportunities in the medical fields and graduate with certification that allows them to work as medical assistance out of high school!Parent Review1y ago - P.S. 40 Augustus St.-Gaudens

10/10GreatSchools RatingParent Rating AverageThis is a good school because my child is making academic progress, is excited about learning, and enjoys the school community. The class sizes are larger than the ideal size. Yet, even with the larger class sizes, the teachers meet the challenges and they are experienced and qualified. The parent involvement is great. Since the school and the parents work together, it benefits the children. (I hope this year goes well.)Parent Review7mo ago - Jhs 104 Simon Baruch

8/10GreatSchools RatingParent Rating AverageAs a guardian of a current student at this school, this student is being bullied and none of the teachers are doing anything about it. It was already pretty bad that the teachers aren't doing anything about the bullying, but it is worse that the teachers did not let this student tell their family members about it because they say that it will make it a bigger deal. It is not alright for a teacher to tell their student to not call their parent because of it will ruin their school reputation. The teachers dealing with this problem says that they will be able to fix the problem but they didn't do anything. Now this student is afraid to go to school because the bullies threathens to jump this student and call their friends over to also bully and join in. Also, the bullies didn't get in trouble because the teacher said that he did not see it happen. This isn't the first time this student was bullied but the first time, there was at least one teacher that tried to solve the problem but she left so now this student is having trouble solving this new problem. As for learning, teaching, and other parts of reviewing a school, if students don't feel safe then they obviously would not feel motivated or excited about learning and other activities.Parent Review1y ago - Check out schools near 310 E 18th St.
