1. Term of Lease: 12 months is required for listing rate. Shorter stay is negotiable but with higher monthly rent.

 2. Security Deposit: A security deposit of $13,600 shall be paid upon signing this lease agreement. The security deposit will be returned within 21 days after the termination of the lease, minus any deductions for damages or outstanding rent.

3. Utilities: The tenant is responsible for utility bills including water, gas and electricity.

4. Maintenance and Repairs: The landlord is responsible for major repairs and maintenance unless damages are caused by the tenant's negligence. The tenant shall promptly notify the landlord of any necessary repairs.

5. Use of Premises: The premises shall be used solely as a residential dwelling and for no other purpose.

6. Subleasing: Subleasing is prohibited without the prior written consent of the landlord.

 7. Pets: Pets are allowed upon approval. There is a pet deposit of $100/month/pet.

8. Inspection: The landlord reserves the right to inspect the premises with reasonable notice to the tenant.

9. Tenant must provide proof of renters insurance.

10. Quiet Enjoyment: The tenant must abide by the city noise ordinance. Quiet hours are 9PM-7AM.
