Residential Lease Terms

This Residential Lease Agreement ("Agreement") is entered into between the Homeowner/Landlord ("Landlord") and the Tenant(s) ("Tenant").

1. Lease Term

Tenant agrees to a twelve (12) month lease commitment beginning on the agreed-upon move-in date. Tenant must provide a minimum thirty (30) day written notice prior to vacating the property or terminating tenancy, subject to applicable California laws and lease obligations.

2. Monthly Rent

Tenant agrees to pay Landlord a monthly rent payment in the amount agreed upon by both parties. Rent shall be due on the agreed-upon due date each month and paid in the manner designated by Landlord.

3. Security Deposit

Tenant shall pay a security deposit equal to one (1) month's rent prior to move-in. The security deposit may be used by Landlord for damages beyond normal wear and tear, unpaid rent, cleaning costs, or other amounts owed under this Agreement, subject to applicable state laws.

4. Utilities

Tenant shall be fully responsible for payment of all monthly utilities associated with the property during the lease term, including but not limited to:

Electricity
Gas
Water
Sewer
Trash

All utilities must remain current and in good standing throughout tenancy.

5. Parking

Tenant shall be provided with:

One (1) assigned carport parking space
One (1) additional open/pass parking space within the complex

A total of two (2) parking spaces are permitted for Tenant use. Tenant agrees to comply with all parking rules and regulations established by the property or HOA, if applicable.

6. No Pets Policy

No pets shall be permitted on the property at any time without prior written consent from Landlord. Unauthorized pets shall constitute a violation of this Agreement.

7. Replacement Keys

Tenant acknowledges receipt of keys upon move-in. Any replacement keys requested during the tenancy shall incur a replacement fee of $50 per key, payable prior to issuance of the replacement key.

8. Occupancy & Property Care

Tenant agrees to maintain the property in a clean, safe, and sanitary condition and comply with all community rules, HOA rules (if applicable), and local laws.

9. Termination & Move-Out

Tenant agrees to provide any required written notice prior to vacating the property in accordance with this Agreement and applicable California law. Failure to provide proper notice may result in forfeiture or deductions from the security deposit where legally permitted.
