RESIDENTIAL LEASE AGREEMENT
1. All Tenants are "jointly and severally" liable for all obligations under this lease.
2. Notice of Termination: Written notice to terminate must be given at least 30 days before the end date.
3. RENT & LATE FEES Monthly Rent: $2000 due on the 1st of each month.
Late Fees: If rent is not received by the 3rd day of the month (Texas 2-day grace period), Tenant shall pay a late fee of $150.
4. SECURITY DEPOSIT: Tenant will pay a security deposit of $2000. Landlord will refund the deposit within 30 days after Tenant moves out, less any lawful deductions for damages beyond normal wear and tear. The deposit may not be used as the last month's rent.
5. Tenant shall be responsible for and shall pay all charges and deposits for the following utilities and services for the Property, effective as of the Commencement Date
Electricity, Water, Sewer, and Trash/Recycling, Natural Gas, Internet, Cable, and Phone Services, Pest Control (Optional: specify if tenant or landlord handles this), Yard Maintenance (Optional: mowing, edging, and watering)
Tenant's Failure to Pay: If Tenant fails to pay any utility bill or service charge, Landlord may (but is not obligated to) pay the charge and seek immediate reimbursement from Tenant as Additional Rent."
6. USE & OCCUPANCY: The property is for residential use only. Occupancy is limited to persons who will be determined according to the contract.
7. MAINTENANCE & REPAIRS:
Landlord's Duty: Landlord will repair conditions that materially affect the health or safety of an ordinary tenant.
Tenant's Duty: Tenant is responsible for minor repairs (e.g., light bulbs, batteries) and any damage caused by Tenant, guests, or pets.
8. LANDLORD'S RIGHT OF ENTRY: Landlord may enter the property for repairs, inspections, or showings. Landlord will attempt to provide 24 hours' notice except in emergencies.
9. SUBLETTING: Subletting or assigning the lease is prohibited without the Landlord's prior written consent.
10. LOCAL ORDINANCES (ARLINGTON, TX):
Noise: No amplified sound or loud noise between 10:00 PM and 9:00 AM.
Trash: Trash may only be placed at the curb after 7:00 PM the night before pickup.
