2. Smoking & Vaping
Smoking Policy: "This is a strictly non-smoking property. Smoking or vaping of any substance (including tobacco and cannabis) is prohibited inside the unit, on balconies, or in common areas. Any violation will result in a professional cleaning fee of $[500] charged to the Tenant, in addition to any costs for smoke damage restoration (e.g., painting and carpet replacement)."
3. Subletting & Guests
Subletting and Guests: "Tenant shall not assign this agreement or sublet any portion of the premises without prior written consent from the Landlord. Guests staying longer than [e.g., 14] consecutive days or [e.g., 30] days in a calendar year shall be considered unauthorized occupants and a violation of this lease unless added to the agreement as a formal Tenant."
4. HOA rules and CC&R's
Tenant will be provide a copy of community HOA rules and CC&r's . Tenant is responsible for following these governing policies during the lease agreement dates.
Failure to comply with any term of this lease is grounds for termination of the tenancy
