Built by Heitman in 2003, this custom house was designed to give a feeling of openness with 15 ft high vaulted ceilings. The space is usable, with a great room design and larger rooms. All but one room are on the main floor. Lots of windows in the kitchen and living room makes the Patio ,Garden water feature highly visible from the house. A pergola provides both shade and privacy from other houses up the hill.
A large .32 acre lot has ornamental garden space, water features and a large lawn and space for sun decks and vegetable gardens. Yard is fully fenced to keep dogs in and deer out. There is also a large rock surrounded fishpond and another smaller waterfall on the back patio.
There is a 200 square foot outbuilding that is half tool-shed, and half sun-room overlooking the pond.

The house has some high end architectural features like the two skylights that appear as dormer windows to the front of the house. Overall it is livable and only a little pretentious, but with lots of head room. The house is energy efficient, with thick walls, with a gas furnace and gas stove and gas fireplace, and also air conditioning(which you almost never need).

    "I live off of Brittany, just south of 18th. The area is extremely safe, quiet and friendly. I have lived in the Friendly neighborhood and off of Cal Young in Eugene in the past and have never felt as safe in Eugene as I do in this area. One reason for this is the many retirees who live in the neighborhood. There are always folks out and about walking or working in their gardens and noticing who comes and goes. It is a VERY friendly neighborhood. We usually have at least one summer and one holiday party for the neighborhood a year and some neighbors have known each other for 40 plus years! As folks move on to retirement homes, younger families are moving in and really diversifying the neighborhood. The neighborhood feels really alive with an elementary, middle and high school all in walking distance. The closest good shopping is on West 11th (Fred Meyer etc.). It would be really great if we could revive the shopping center on Bailey Hill that is just south of 18th. It seems to have lacked good attention in recent years"
