The house is situated on a quiet street with mature trees and little through-traffic. The lot is large (~6,000 sq. ft). The house itself is over 2,000 sq. ft (main level and finished basement). The house has a deck on the front of the house that looks out on the tree-lined street and North Boulder Park. The backyard is fenced-in and has a patio for outside eating. There is a detached garage with one covered parking spot and ample storage (landlord will keep a small portion of the garage for storage). There is also a concrete pad leading to the garage that could serve as another off-street parking spot, but street parking is always available.

As you enter the house from the front, you walk into a large and light (2 skylights) open floor plan consisting of the living room, dining room and kitchen. There are three bedrooms on the main level (see floor plan). Bedrooms 2 and 3 are being used as home offices (9 X 13 feet). There is one bathroom, with a walk-in shower, with a door from the master bedroom and access from the hallway.

The lower level is a finished basement that has the same overall square footage at the main level. The lower level has a large tv/rec room (with a free ping pong table), 2 bedrooms, and a full laundry room with a washer and dryer and a lot of storage.

The house has a number of other amenities. During the summer, a newly installed swamp cooler keeps the house cool, and in the winter you can settle around the newly installed gas fireplaces in the living room and rec room. Tenants may use the hot tub in the backyard if they are willing to maintain it (fairly easy). The house has solar panels which reduce electricity bills.

The house is also located in the desirable Foothills Elementary, Casey Middle School and Boulder High school boundaries.

Please note that official records of square footage may not be correct. The total house footprint is ~2,500 sq feet for the main level and lower level. The 1360 sq feet listed on Zillow is likely a reflection of the above-ground square footage only. See Floor Plan included. Some modifications/upgrades have been made, but it provides the main floor arrangement.

The minimum lease term is one year. Dogs are negotiable and will require a pet deposit. There is absolutely no smoking on the premises. The detached garage can be used for parking (one spot) and storage. The landlords will continue to use one-half of the garage for storage. Street parking is always available. Tenants are responsible for all utilities. Landlord will pay for lawn mowing and provide a water credit for summer irrigation. There is a super-sweet, strong, and waterproofed skateboard half-pipe in the backyard. Tenants may use at their own risk or use will be prohibited. Renters will be required to buy rental insurance.
