3 bedrooms available in a 4 bedroom townhouse. My existing tenant, Kat, has been wonderful the past two years and needs new roommates. Here is some information from Kat about her and the ideal housemate:

$695/ $715 / $755 Seeking three female roommates to share a 4 bed/2.5 bath townhouse! (Boulder)
About me:
- 30F, lately I am pretty busy with work, but on days off enjoy long bike rides, working out, snowboarding, climbing, breweries, music
- I'm right on the border of introvert/extrovert so I like having a friendly, slightly communal atmosphere at home while still respecting everyone's space and privacy
- I've got a pretty calm vibe going on, but don't mind people having some friends over especially post-covid (we've got a large living room area upstairs).
- I like to keep the common areas fairly clean and generally have good communication among roommates
- 1 cat who is very people-friendly and pet-friendly, we are open to another pet if they get along with him!

What I'd like:
- 3 Women, mid 20's to early 30's
- Prefer a working professional/grad student
- Prefer someone who isn't a heavy partier
- Non-smoker, 420 ok just must be outside per the lease
- LGBTQ+ friendly
- Someone willing to move in soon (Ideally August, 12-month lease)

The living situation:
3 garden-level rooms available for rent in a 4br/2.5ba townhouse. They are nice and cool in the summer while still getting great light, especially the south-facing windows
- Room 1 is $695/month, and is the smallest room but cozy with closet space and great light
- Room 2 is $715/month, is medium sized with more storage
- Room 3 is $755/month, and is the largest room
- You'll also pay utilities/internet (utilities average *at most* $70/month/person in the dead of a very cold cold cold winter month. Internet is ~$25/month/person).
- Shared bathroom (shower, no tub) with the three downstairs bedrooms.
- Large upstairs common area for hanging out, studying
- There is a deck with a bbq grill and a shared grass space in the backyard.
- Laundry machine, dryer, and dishwasher (and all the other normal kitchen stuff) in the house.
- Electric baseboard heaters in all the rooms.
- We have an air-con unit upstairs for the common space.
- Lots of bike/outdoor gear storage in the downstairs common area.
- Two parking spots to share amongst the roommates, but there are always plenty of visitors spots open that you can park in. We rotate so that no one has to do that for long.
- Friendly neighbors who are always looking out for each other!

Things we're located near:
- Walking distance to the Rayback Collective, Movement climbing gym, Fresh Thymes (super tasty restaurant).
- Less than 5-min drive to Twisted Pine Brewery Co., Boulder Beer Company, and Sanitas Brewing Co.
- Within a 10- to 15-min walk to Safeway and Whole Foods, between a 5- to 10-min drive to Target, Trader Joes, Sprouts, King Soopers, and Natural Grocers.
- 15-min bike ride to downtown Pearl Street
- Within a 5- to 10-min drive to CU Main and East campus.

    "I have lived in North Boulder for 30 years- Wonderland Hills and Dakota Ridge, it has always felt safe here. My children attended Boulder Public Schools, I give the schools an A+! We live a convenient short distance to restaurants, grocery stores, schools, and shopping, ...friends hang out at our house and tell me I’m a great baker of Chocolate Chip Cookies! I love to send them home with cookies or fresh dough to bake cookies with their own families! You should bring your kids to our house on Halloween, what a treat! I walk to Pearl Street by way of Foothills Trail, through beautiful neighborhoods apple orchards, Mt. Sanitas and am fascinated by the rock formations. I bicycle many days a week and many miles, such a perfect location to start from and end up! It’s a family and friends tradition to do the Bolder Boulder on the Monday of Memorial Day weekend, so fun! I have been taking it easy for a while due to some physical injuries, but continue to build up my strength and stamina walking my dog, climbing and hiking - I get a great workout! Here’s a tidbit! Keep your dog on leash and clean u"
