3. All occupants over 18-years old must fill out an application and pay an application fee.
4. Applicants must have one-year good recent rental history or rental history that is from a management firm. Absolutely NO EVICTIONS will be accepted. Negative rental history is also unacceptable unless owner give approval in writing.
5. First time renters or applicants with no rental history may require a co-signer, (which must be a parent) and/or may require an additional deposit depending on the entire picture of the application. Generally, you must show a responsible financial foundation.
6. Applicants must have one year of current, verifiable employment history with a verifiable income of three (3) times the monthly rent.
7. Credit must be in good standing (good must outweigh bad) with a minimum score of 700 including medical and/or bankruptcy. Exceptions MUST be made by the property owner and not the listing brokerage.
8. We reserve the right to not allow cars, motorcycles, or any other personal property that in our opinion, creates a distraction from the appearance of the property.
9. We do not accept HOSTILE BREEDS under any circumstances. Verification of shots are required.
10. Tenant must follow all HOA and CC & R's of the neighborhood. We will do our best to ask questions before we run credit check or background check if we need clarification on an issue. Once the credit report has been ordered, we will not refund the application fee
11. A completed application and a fee of $60 required per adult.
