5 acres of land that is all fenced off and I have cows on it with none getting out.

Big outdoor area built with fire pit. Was great this past winter.

Home is a early 2000s model.

3 car car part garage built at the end.

Big 4 door metal shop with side area for tools.

Big pool area. I pulled the pool out. I had planned on re decking it and make it a big party area.

Mobile home was bought as a repo when it was a couple
Years old and placed here.

Metal roof and has no leaks at all

Just had a all new HVAC system put in on 6-27-2022. It’s only a few days old and has a great warranty.

I know the place is worth more, I understand that but I don’t want to deal with all the games so I have it priced low for fast sale.

I live here now. Place is great. Low light bill. It’s on a well so the light bill is the only bill I get. Tax is low. Place is very comfy. Only selling because my daughter decided to go live with her mom and it’s just me here now and this place is way to big for just 1 person. The place is on the edge of Chico TX and close
To Alvord. Property is in the county not the city.
