Private spacious room with large closet on the upper level. It is carpeted and has a large window with blinds. The bathroom is across the hall. The Bathroom has a bathtub, shower, and plenty of storage area. The bathroom is shared with one other tenant (female). The kitchen and living room are upstairs. The kitchen has a tiled floor and is equipped with a fridge, microwave, stove, and oven. The washer and dryer are available downstairs for use. There is a one-car garage and parking is available in the driveway and street. There is a fireplace downstairs. The house is secure and the front door requires a code to enter. There is central heating and air conditioning. Two cats are living in the house, taken care of by their respective owners.
The lease is available starting December 1st. The lease ends on August 1st, 2025. No cosigner is needed. The Tenant will be required to move
out at the end of the Lease Term unless the Landlord and Tenant authorize a renewal, extension, or separate agreement in writing.
If the Tenant(s) fails to pay Rent on the Rent Due Date (the first of each month), there shall be a late fee of $20 added onto the remaining balance of each Tenant whose rent is considered late. The late fee is to occur after the 5th day rent is due.
The Security Deposit ($500) shall be returned to the Tenant within 30 days after this Agreement has terminated. The Security Deposit shall be returned in full, and in the manner prescribed by state and local laws, upon the end or termination of the Lease Term, unless the Landlord intends on imposing a claim on the Security Deposit for any damages. The Security Deposit shall not be credited towards Rent unless the Landlord gives their written consent.
The tenant will be responsible for paying their portion (1/4) of the amount due for Internet, Water/Sewer, and Electric bills. There will be written communication between the Landlord and Tenant(s) at least seven (7) days prior to rent being due. The payment for utilities will be due concurrent with the due date of the rent payment.
The Parking Space(s) can be described as: In and alongside the driveway/garage, with street parking also available.
Smoking on the Premises is prohibited on the entire Premises, including any common areas and adjoining properties.
The Tenant shall be required to pay a pet fee in the amount of $300.00 per Pet ("Pet Fee"). The Pet Fee shall be refundable at the end of the Lease Term if and only if there is no damage to the Premises caused by the Pet(s). The Tenant(s) is responsible for all damages the Pet(s) cause to the Premises,
regardless of the ownership of the Pet(s), and agrees to remedy such damage to the Premises and restore its original condition at their sole expense. There shall be no limit on the weight of the Pet(s). Pet(s) may be any size and number of pounds.
Maintenance: The tenant shall maintain the Premises in a clean and sanitary
manner, and shall surrender the same at termination hereof, in as good condition as received, normal wear and tear excepted. The Tenant may not make any alterations to the Premises without the written consent of the Landlord. The Landlord shall be responsible for structural repairs to defects in the interior and exterior of the Premises. Additionally, a monthly cursory inspection may be required for all fire extinguishers to make sure they are fully operational and charged.
