12-Month Residential Lease Terms

Lease Term

* This lease shall be for a period of twelve (12) months beginning on the agreed-upon commencement date and ending on the agreed-upon expiration date.

Rent

* Monthly rent is due on the date specified in the lease agreement.
* At the expiration of the lease term, renewal is not guaranteed. If the landlord offers a renewal, the rental amount may be adjusted. Any rent increase will be communicated in advance and in accordance with applicable Connecticut law.

Utilities

* The tenant is responsible for payment of all utilities serving the rental unit unless otherwise specified in the lease agreement.

Maintenance and Repairs

* The tenant agrees to keep the premises in a clean and sanitary condition and to use all fixtures and appliances in a reasonable manner.
* The tenant shall promptly notify the landlord of any maintenance issues, damage, plumbing leaks, appliance malfunctions, or repairs needed to prevent further damage to the property.
* The tenant shall be responsible for any damage caused by negligence, misuse, or intentional acts of the tenant, occupants, or guests.

Parking

* The lease includes designated street parking only.
* Driveway parking is available, if approved by the landlord, for an additional monthly fee under a separate parking agreement or lease addendum.

Outdoor Storage

* Use of the outdoor storage shed is not included in the monthly rent.
* Shed storage may be rented for an additional monthly fee, subject to availability and landlord approval.

Move-In

* The following payments are due prior to taking possession of the apartment:
* First month's rent
* Last month's rent
* Security deposit (collected in accordance with Connecticut law)
* The tenant will be provided with two (2) sets of keys at move-in.
* Before occupancy, the landlord and tenant will complete a move-in inspection. Dated photographs of the apartment will be taken to document its condition and serve as the standard for evaluating the premises at move-out.

Move-Out

* Upon termination of the lease, the tenant shall:
* Remove all personal belongings and trash.
* Leave the apartment in a clean condition.
* Return all keys to the landlord.
* Return the premises in substantially the same condition as at move-in, excluding ordinary wear and tear.

Security Deposit

* The security deposit will be held and returned in accordance with Connecticut General Statutes.
* The landlord may deduct from the security deposit any unpaid rent, unpaid fees permitted by law, damage beyond normal wear and tear, excessive cleaning required to restore the apartment to its move-in condition, costs associated with missing keys or other property belonging to the landlord, and any other lawful charges permitted under Connecticut law.
* An itemized statement of any deductions, together with any remaining balance of the security deposit, will be provided within the time required by Connecticut law.

General

* Any modifications to this lease must be made in writing and signed by both the landlord and tenant.
* Failure to enforce any provision of this lease shall not constitute a waiver of the landlord's rights under this agreement.
