Requirements:
-$50 non-refundable application fee per adult applicant; applications are completed online at the above website.
-Third party applications can not be accepted.
-We look for a credit score of 600 or above. Between 500-600 is considered conditional.
-We look for a gross monthly income of 2.5 times the amount of the monthly rent.
-We look for no more than 3 items in collections, excluding student loan and medical bills.
-We screen for bankruptcies, foreclosures and evictions.
-We verify employment.
-Additionally (unless indicated in specific rental description above):
-First month's rent and a security deposit (in the amount of the monthly rent) in certified funds (cashiers check or money order ONLY) is required before the move-in date.
-1 year lease minimum, unless otherwise noted.
-Yard/lawn work and snow removal are the tenant's responsibility for single family homes and some duplexes.
-Rental insurance is required.
-Approved tenants must allow 48 hours (business days) for processing after all tenant's required tasks, i.e., lease signing, deposit made, have been completed before move-in can take place.
-No smoking.
-Tenant responsible for all utilities.
