Lease duration: looking for Minimum of 12 Months lease and if you are signing for 18-24 months, you get a discount of $25- $50/month on your rent. If terminating the lease before the actual lease ends, then tenant is responsible to pay 1 month of rent and break the lease.

Responsibilities of Tenant: Tenant is responsible for utilities bills such as (electricity, water/sewer, Internet, & waste removal). and tenants are responsible for keeping the townhouse and premise (front area and driveway) clean. Park the vehicles inside your 2 car garage or on the driveway. NO roadside parking.

Owner Responsibility: Owner will pay HOA fee and take care of maintenance such as air filter replacement, plumbing etc.,

Inspection Policy: Inspection of the townhouse will be performed every 6 months. During the inspection, if any violations are found such as smoking, bad condition of the townhouse will result in termination of the lease, including loosing the deposit.

Renewal policy: Tenant should provide 2 months of prior notice before the end of the lease.

Deposit Return policy: If tenant is not renewing the lease, once the tenant vacates, owner will check the condition of the townhouse for any damages that might have occurred during the lease. Based on the condition of the townhouse, if any repairs are needed then certain amount will be deducted from the deposit. Owner will provide the repair cost details for transparency.
