Landscaping is included with rent, and will be handled by the owners and/or their enlisted caretakers/gardeners, and access into the yard space will be required, but if anything is leaking or an issue, the tenants are asked to report it immediately.
Utilities Not Included, which will be the tenant's responsibility, are: Electricity, Gas & Water (which will be separately submetered and billed out each month to the tenant for their respective usage through VPM and your online tenant portal account), and Trash Service, EDCO Fallbrook Waste Management (owner will supply a grey waste bin and blue recycling bin off of their main home account for an additional $40 per month, billed to tenant's online portal account, or tenant can get their own separate trash account if so desired); tenant/s will be responsible for taking their trash bins to and from the street pickup location on Tuesday trash day.

Please note there is a smaller-sized private Airbnb unit next door with its own separate entrance and parking space on the shared driveway that is only occupied about 50-60% of the time throughout the year, mainly by singles or couples.
A Renter's Insurance Policy will be required on behalf of the tenant/s residing in the home. And owners and/or management will be required to be listed as an additionally noted and/or insured on the policy.
Please note the owner or us as the mgmt. may require a few extra days before the scheduled move-in date for a final once-over cleaning and wipe-down detail of the home to be performed.
We are happy to supply a sample lease agreement to you ahead of time, just ask. Please note your final lease agreement may include additional disclosures and/or addenda as needed, and with regards to the home and property.
