The gated community has community swimming pools, a clubhouse and many walking trails. This home is located just off Imperial Highway and the 57 freeway between Placentia Ave. and Kraemer Blvd. right next to Tri City Park and minutes away from Trader Joes, Walmart, Brea Mall and Downtown Brea. The rent amount separate from utilities which will be split between all tenants. Tenant will have access to kitchen and living room. However, the laundry room is not available to tenants.

You MUST meet the following requirements prior to scheduling an appointment to see the property:
1) Must be a non-smoker.
2) Minimum credit score of 700.
3) Provide most recent three-months proof of salary / income.
4) Net monthly take home pay must be at least 3.0x monthly rent amount.
5) Only 1 person can lease each room (no multiple room occupancy).
6) No overnight guests allowed.
7) No pets
8) First month rent of $1,000 plus $500 security deposit.
